Need feedback on resale counter offer

We want to buy a resale at VWL, and made an offer yesterday.

This looks fair to me -- any thoughts or tips?

Notes: 200 points currently available (150 + 50 banked points from 2015, banked points need to be used by 8/1/17) and 150 points coming on 8/1/17. Priced at $98 per point.

Yesterday, we offered $85/point.

They have counter offered $89 per point ($13350) with buyer paying closing costs ($656) and buyer pays 2017 dues.

This is only my opinion but I think the counter offer is a really, really good deal. This 150 point contract is relatively small (and they are harder to find) and it is fully loaded. Good luck!

Thanks for your post. I couldn't see the specific link you posted; I had looked at the averages previously and $89 for a loaded contract seemed in line. But if I'm missing something, I would love to know!

I know we could pay less per point on a bigger contract, but the 150 point size is perfect for us and more rare....so I am willing to go a little higher.

And this one being loaded with 50 + 150, that adds value too.

Congrats! Likes other said, on a smaller contracts, there's always a slight premium.

personally -- I'd prefer the loaded contract at $88 over any of those stripped contracts (some didn't have 2016 or 2017) at $78 a point. When you figure that in order to make them even, it would cost you around $14 a point to get the 2016 and 2017 points back, that $78 contract is actually $102 a point. So it would seem to me that you did well.
