Say I'm interested and ready to buy now.
1.What do I need to bring to the Guide's desk? or, how is it handled via mail?
2. Can I pay cash? Credit card? Check?
3. How much do I need to have for a down payment (best and worst case scenarios) if I am financing.
4. When are my points available for me to book? Say I have a Dec (2006) use year...
5. When will I owe dues on those points?
6. If it is a "pre-sale" when will I close?
7. After closing, how long to get in the system/my card/my PIN/my 'stuff'?
 
You can just call and do it right over the phone they will walk you right through it.

You get into the system as soon as you put a downpayment on it (with-in a few days).

Your guide can get you your members # and Pin all before you close.

Things with past points and so differ depending on what they offer. We did get our points from the previous year and had to pay a prorated 3 months on those points.


Make sure you have a referal on hand as sometimes they let get a discount because of it . If not then no big deal but sometimes you can't add it on later.

Credit card or checkbook plus ID should be sufficient. If you're going to finance, they'll need additional documents like tax returns and/or W-2. If you buy via the mail it's basically the same--they charge a small downpayment to a credit card and send you all of the docs in the mail.

Unless you have a really good functional reason for buying while at WDW, I'd just let them send all of the stuff to your home. I think it's wise to read as much of the documentation as possible before buying.

I doubt they will take cash, but CC and check are OK.

Between 10 - 20% of the $101 base price. The total amount depends on the number of points purchased.

You can normally book the same day that you give a deposit. The Use Year just determines when you can begin to USE the points. You wouldn't be able to stay at a DVC resort on the points until after 12/1/06, pending availability, of course.

5. When will I owe dues on those points?

With a 12/1/06 Use Year, dues would begin in December. You would pay 1/12th of the 2006 dues.

6. If it is a "pre-sale" when will I close?

Probably 3-4 weeks before the building opens.

7. After closing, how long to get in the system/my card/my PIN/my 'stuff'?

If you buy direct, you are "in the system" the day you give them a deposit over the phone and agree to buy. They will send you a temporary ID card with the purchase documents (sent FedEx normally within a week.) The PIN is either included in that package as well or follows shortly thereafter.

Is this something new, or does it depend upon how much you finance? When we purchased in 1992, all they did was call and verify employment with my employer and (I assume) run a credit check. We did not have to supply tax returns or W-2s. We financed a little less that $10K

and...what if you are self-employed?

That's where the tax returns come in.

Otherwise I believe they ask for recent W-2s or check stubs. Don't remember which. They may be willing to call if you're trying to complete the process on-site, but I don't recall it being an option when buying from home. These days most employers won't do anything more than verify employment dates. I suspect DVC is also interested in confirming household income levels as well.
