I'm also thinking of buying but definetly know it would be resale. There is so much to learn as I'm finding each day. We've always stayed deluxe with 2 queen beds as we have 2 DD ( now 20 & 23). I've noticed the studios and even one bedroom only have a bed and pullout couch, which I'm not fond of. How do these rooms hold 3 or 4 comfortably?

Depends on your definition of comfort, most say that the pullouts are nice and better than most but they are still pullouts. I find it strange myself that there aren't more options for two queen beds. I think the only place you find those are in the second BR of a dedicated 2BR.

Fyi - OKW studios all have 2 queen beds if that is important for you. Also VB inn rooms for off property stays.

in timeshare world, studios aren't really intended for 3 or 4 adults. a family of 4 or 5 with older kids would generally be looking at a timeshare for a 2BR. but with DVC, studios have sometimes been pressed into service as hotel substitutes... (and the poly may be a situation where disney is adapting to that expectation...but with the older DVC resorts, you have to make do.)

The occupancy limit of all hotels is just that - a limit. It's the most bodies you can cram into a room before you're breaking hotel regulations or fire codes. It's not meant to imply that that many people can comfortably stay in the room.

One big draw of timeshares for many people is extra living space. IMO, the studios were intended for singles or couples. At most, a couple with a small child or two. The one bedrooms? Couples or families with a kid or two who can sleep on the pullout, and who want the ability to cook in the villa and do laundry. When I travel with a friend, I get a one or two bedroom for the two of us, so we each have our own 'space'. In your situation, I'd probably go for a two bedroom, so your daughters can have their own room, and you don't have four people sharing a bathroom. Or, a one bedroom in one of the resorts that has two bathrooms and the pullout sofa and pullout chair in the living room.

If we are 2 adults, we get a 1 bedroom. 4 adults, a 2 bedroom. More than that they can get their own room!

Its one of the reasons DVC isn't for everyone and often doesn't really "save" money. Families that would vacation in a hotel room find themselves moving to a two bedroom to get real beds, a washer and dryer, and because, frankly - they can. We are a family of four, and haven't stayed in anything but a two bedroom since our kids were young enough to fit two to a sofa bed in the living room (except when four of us stayed in a Grand Villa) - and we've never used a DVC studio. DVC has made this style of vacation affordable - but we'd have spent less money at Disney had we continued to book Deluxe hotel rooms over two bedroom DVC unit.s

Yes, and this is kind of a key point. It all depends on how you approach DVC, and what you're looking to get out of it. Some go DVC because they don't want to pack 4 people in a hotel room anymore, especially as their kids get older and sharing beds becomes an issue. DVC then becomes a way to get the larger rooms, and kitchen and laundry facilities, in a more cost-effective way than paying for a cash reservation. It may cost more, but the additional cost is worth it to these families.

Others come in thinking they'll use the DVC rooms they same way they used hotel rooms, filling the room right up to the occupancy limit, and maybe stay in a deluxe for less.

For me, it was a combination. Most of my trips had been solo, so studios were fine, and all things considered, cost me less than a moderate. But when I bring family or friends, I get the biggest room possible. I'm not about to share a bed on vacation, and my friends like their space as well. Getting a two bedroom gives us each our own bedroom and bathroom, and the common area to hang out together.

We would always do a 2 bedroom for 4 adults

In terms of comparing a DVC studio to a Deluxe hotel room, also remember that the room sizes for a DVC studio are usually a little smaller (WL and AKL have fairly small deluxe rooms, but the rooms at the Poly are HUGE) and part of the space in a DVC room is taken up with the kitchenette - handy, but it does use space that if you don't use the kitchenette, you might use for yourself. Also, daily housekeeping isn't included in DVC - you can pay extra for it. A lot of members like no daily housekeeping, but to me, having my bed made and fresh towels is part of a deluxe hotel stay - I've stayed in places where my clothes left in a pile have been folded and put on the bottom of my bed and my jammies draped over my pillow - I enjoy being spoiled like that.

Staying in a DVC studio can be a great value, but you do give up some things for it.

Just the restrictions that Disney has placed on all resales. Are you aware of those?

Another issue is that VGF won't have many resales available since it is a small resort and that it is so new.

Other than the restrictions on not being able to use the premiere hotels (or whatever disney called it ) Is there any other restrictions? I have noticed many on this board saying it's a poor usage of points anyways so I'm not too concerned with that one. Can you still rent extra points from disney when you need an extra 25?

You can exchange out to RCI and you can rent the 25 points once per UY.

We own a VGF fixed week, 1 bedroom, lake view in early December. Since VGF was new and we wanted a fixed week, we had to buy direct.

I must really stress that you think about staying at the resort before buying. Looking at the resort/room from the outside is really different than staying in a room and experiencing the place first hand.
