ok we have 3 options.

we can stay here and DH can commute a bit from Boise to Denver. he could work from here for the most part with occassional flights to clients until we sell the house.
The pros to that plan would be
1) more time here
2) more time to fix things up

The cons would be

1) selling the house while living in it (BIG con!)
2) still in the girls school (not going so well there)
3) uncertainty



The other option would be to take the company package now. They would pay for us to stay in excutive housing for 60 days, then longer if we need it.

Pros to this plan are
1) house would be empty while on market
2) kids could get acclimated sooner
3) we could get a better idea of which part of Denver we want to live in
4) Wouldnt have to deal with constantly cleaning up and having the house on the market
5) schools are better there
6) medical care is better, maybe more access to treatments for Karissa


Cons are
1) moving in winter
2) unknown
3) what if the house doesnt sell in a timely fashion?


The 3rd option would be a combination of the 2. We could split the time. Stay here until the 1st of feb, then move. Company would still pay for the 60 days of temp housing and the move.

That would give us a little more time to get things done, we could get a feel for the house selling, and we could still catch a couple of months in the kids new schools.
Granted we would still live here while the house was on the market.



Just thinking out loud here... given the options which would you choose?

I don't know Karissa or what all is needed, but to me if the medical care is better, that's a primary reason to move ASAP. If you know you have to move, you might as well just get it over with, and it sounds like this option would give you time to scope out the area before you buy a new house in your new location. The cons really aren't that negative, in my opinion. Of course, we were military for a long time and moved every three years, so I've got lots of experience with moving and it just doesn't bother me to move, no matter what season it might be.

Of course, you have to decide based on your specific needs and likes, etc., but that's my vote -- go for it ASAP. Whatever you decide, I wish you the best! :goodvibes

Thanks! We moved a lot as kids as well but we have been here in Boise for 11 years. Thats 5 years longer than I have lived anywhere in my life lol.

I never thought I would have a hard time leaving a place.


The medical stuff if a big deal to me as is getting the kids settled into good schools. After the Holidays I am going to call the relo company and discuss our options again.
 
Is part of the moving package that the company will buy the home if it does not sell in X months?

If it was me I would move with your DH.
 

No, they dont buy the house. That is the bad part. If it was I wouldnt hesitate at all.
 
What happens if you move and your house doesn't sell in a timely fashion? I'm guessing that they won't pay for housing in Denver indefinitely. If there's a chance that you might get stuck paying for two places at once can you afford it? If not, I would stay in the house until it sells.
 
Binny as someone who just did a move from Texas back to Missouri take option #2.

We ended up in 2 apartments looking at homes and it took awhile for something to come into our price range that was not a fixer-upper loser. Apartment living was an eye opener for my dd's.;)

The option of living in a house while being able to look for a house is reason enough to go for that.

We are so happy that we did take the time to look for the right house, esp. in this climate. Think long term.:thumbsup2

Other than the fact that you will be paying on the house out of state I don't see any other cons.
 
Binny....not to get rid of you, but I would vote for #2. I think an empty but staged house, that can close immediately is very attractive to buyers. I would make sure when you sign a contract with a realtor, to include that they should pay to stage the house.
 
And make sure you use an experienced realtor who will be totally honest with you. A realtor has to be has to be willing to give you bad news as well as good.

What you think the house is worth is meaningless - you must look closely at what houses have closed for recently. Thank goodness you are not in one of the worst areas.

I used a fairly inexperienced realtor in a down market. She let me price the house ridiculously high It was totally my fault, but she should have been giving me advice even if I probably would not have listened. A year later I had an empty home, and the market had declined further.

There's a lot of wishful thinking that housing prices will rise this spring - but I honestly don't see that happening.

They pay for the housing for the first 60 days then will add on if needed, what I dont know if for how long.


Basically, the company is paying for everything but the house. They pay the move, the packers, the realtors and the closing costs on both sides. We have a travel allowance so we can go back and forth twice to house hunt if we decide to stay here.

They also take care of the actual closing. Basically when we get an acceptable offer we hand it over to them, the relo company buys the house, then sells it to the new buyers so we dont have to be here for that part.

They also have 2 realtors come out and we choose betweem them. We had one in mind, one of my clients who is excellent, and they agreed to her. She has a great track record so that is good news. I think given what my neighbours got for their house we should be ok. Or at least close.


DH and I had planned on staying here so we can be with friends and family longer but the more we think about it the more it makes sense to go ahead and go.
 
What about your pets? Can they stay in the apartment?
 
I also vote Option 2.

* While conventional wisdom is to move the kids during the summer, I know several people who move regularly and they prefer going during the school year. This immediately gets the kids involved and gives them the opportunity to make friends without having to search out people. Plus it avoids having a long drawn out time for them to be concerned about the move, a new school, etc.

* The opportunity to really check out neighborhoods and locations before buying is a big plus. We did that in our move to the DC area and it gave me a lot more confidence that we were buying where we wanted to be. But ymmv - I just am not the type person who can size up an area in a weekend and put in an offer.

* Your new life is in Denver. The sooner you can all move on with it, the better imo...

We have been relo'd twice. The first time we couldn't stay until the house was sold. DH's department was closed so he had nowhere to work from. We were in temp housing with very little of our own things. The relo company said that the house would sell better furnished. Once the house was sold the moving company stored our stuff until we closed on the new house. The second time we were really lucky because we got an offer on our house (first week) the same week as we put in an offer on our current house. Since the house sold so fast we weren't really inconvienced by the showings. Funny thing is the people who bought the house bought it sight unseen (not even pictures). They we stationed overseas and our floor plan was exactly what they we looking for. The real estate company hadn't even had a chance to post pictures on the website.
