Sorry for all the posts but I'm really trying to make sure I understand how this all works, besides, it's helping me pass the time with I wait for a decision on ROFR (only 27 more days :) ).

First, when they say 11' points, when are those points actually valid, is it when your month comes up? So, for example, if my use year is august, is that when I will see my 11 points show up? I got confused on this one because they also keep talking about 12' points.

Second, I see a lot of people saying that they want to buy from Bay Towers, is there something special about that resort as compared to others? I'm fine with my contract for AKV, I'm just curious about why so many people say they're going for the Bay Towers resort.

Third, if I ever wanted to get rid of some of the points that I am trying to buy (I'm trying to buy 350), do I have to sell the entire 350 or can you just sell off a portion of the points? I'm not saying that I ever foresee a case where I would want to do that, but since a lot of you appear to be adding on in small amounts, I'm wondering if you ever wanted to offload some point, you can only do so in the increments in which they were bought.

Your points are always in your account. They can be used to book a trip that falls during that use year's dates. So your 2012 points are there now and you can use them to book any trip that falls in your 2012 use year, which would be August 2012 - July 2013.

As for selling, no, you have to sell the entire contract, you cannot sell part of it.

You get each year's point allotment on the first day of your use month--e.g., I have 515 points w/a Feb use year--so, each Feb 1, I get 515 "new" points. Those points are good from Feb 1 to January 31 of the current use year--or I can bank them so that they will be good from Feb 1 to January 31 of the following use year, or I can borrow next year's points into this year. Banking and borrowing are final transactions--once you move points into another use year (either by banking or borrowing) you can't "change them back."

This is personal taste. Lots of people want to be at a resort with monorail access. Lots like the decor and amenities of Bay Lake Tower/the Contemporary. Lots like the longer life of the contract (due to it being newer, with fewer "prior years."

You can only sell "all" of any one contract. So if you buy 350 points in one contract, you can only sell the contract, w/all 350 points (plus whatever points may have been banked or minus any points that may have been borrowed). You can, however, have multiple contracts "under" a master contract, and each of those qualifies as a separate contract for selling purposes. For example, my 515 points are in one 160-point master contract and then five add-ons of 115, 100, 50, 50 and 50 points each. I can sell any one of the the six contracts without having to sell the other five. But I have to sell all the points in the separate contract I do sell.

Your 2011 points will be available to use from August of 2011 - July 2012, unless you bank or borrow them.

Bay Lake Towers is the only DVC highrise, and the only DVC directly on the monorail and the closest to Magic Kingdom. It also has the Top of the World Lounge to watch MK fireworks and a controlled access pool only for BLT guests. I assume that is why most are buying. We bought at VWL because we love it there, so I can only assume the same for BLT owners.

We purchased a 350 point contract as well. While it is large, we intend it to be probably the only contract we will have or need for our growing family. And it can only be sold as one contract, not broken up.

While I am new to this too... this is how I understand the operation.
If your use year is Aug then on aug 1st you would get your full allotment of points to be used from 8/1 through July 31 2012 - those are your 2011 points. If you wanted to make a reservation by calling before 8/1, (including for a stay before 8/1) you could borrow up to the full allotment of 2011 points. If you want to bank any or all of these points you must do this before 3/31/2012.

I own at Bay Lake but have not stayed there yet (new owners). The appeal of Bay Lake (in my opinion) is its proximty to MK and accessibility to the monorail. Short of that, I think you need to look at the "charm" of each property and decide what ambiance/theme appeals to you.

With regard to selling points, my understanding is you can not break up your contract and sell off a portion, say 50 out of 350 pts. You could rent or transfer points in smaller quantity though. Others may know more on this topic. Hope I helped.

not accurate.

your aug 2011 pts are valid for stays from aug 1, 2011 to july 31, 2012.

you could call as early as sept 2009 to book a stay in aug 2010 using borrowed 2011 pts.

do not confuse "valid for stays" with "valid to book." borrowing means you are using 2011 pts for a stay in your 2010 UY (aug 2010-jul 2011) - doesn't matter when you call to book.

edited to add: your booking window is based on home resort priority - 11 months at your home resort or 7 months at other DVC resorts. at 11 or 7 months out, you can use whatever banked/current/borrowed pts that are valid for stays for those dates. (in other words, if you are staying june 4-10, 2012 - that is in your 2011 UY for an aug UY - so you can book at your home resort starting july 4, 2011 with any available combination of banked 2010 pts/current 2011 pts/borrowed 2012 pts.)

sometimes villas at non-home resorts are not available at 7 months out - so if you had to stay at BLT to be happy and can book 10-11 months out, then you ought to own at BLT.
