Are the prices that they give you on the Modular homes a set price? Or are they like cars, and you are able to lower the price at all? Just wondering since we are looking into buying one.

they are negotiable. They're also negotiable up by adding extras. You could possible lower the price by doing some things yourself. Ex. I hate builder grade paint which is what they'll use. Offer to paint it yourself, then you can use the paints you like.

We bought the "lot" model it was being discountinued at the end of the year. We were going to get the same house so why not? It was about $6000 less, delivered for free.

Keep in mind that modular homes do not appreciate in value like a regular home, they depreciate like a car does. Not saying it's necessarily a bad thing, but some people don't realize it.

Not all modular homes are created equally. There are modular homes that look like trailors. There are also ones that come in 2-4 pieces and require a good deal of site work. They have custom porches, stone fronts, etc. There are modular homes in our area you wouldn't know unless somebody told you and they are valued similarly to other homes in their neighborhood.

Believe me we are not getting anything close to a trailor looking home.

We are getting a big home, we need the space. We are looking into the colonials.

OP I sent you a PM.

I have a modular home. It is not a tralior. My house came in four prefabricated sections that were placed onto the existing foundation with a crane. My home has 4 bedrooms on the second floor, 3 and 1/2 baths, has nine foot ceilings on the first floor, etc. It is a lovely house, and was cheaper than building a stick built home.

I don't know that you'd make a direct offer. You might try saying, that's a little more then we can spend right now. We have several in school with tuition or my mother is ill or whatever. See if they come back with a lower price.
