Min. Points on OKW/SSR Direct Contract With Cash

I’m seeing some confusing info on this. Can someone tell me, with some certainty (LOL), what the minimum contract Disney is selling on OKW/SSR when paying cash? I see some saying 25, others saying 50, others saying it depends.

1. Don’t currently own any contracts at either resort.
2. Not a Blue Card holder.

Do you WANT to get the blue card? If so, 150.
No, just adding an on-property home resort. Only thinking about direct because I may decide to add more direct and build to the 150 threshold.

I’m in a weird spot where direct for 25 may be more appealing than a 50 resale (cheaper and easier to find). I’m just exploring the idea of home resort booking benefits.

As I’ve said elsewhere, we’re pretty well sold on 1BR’s and our travel is usually February through June (So Cal resident and former DL Cast Member) by choice but totally flexible, so I like going when the crowds are thinnest). Also prefer 3 or 4 night stays over weeklong visits. So I really don’t HAVE to have an on-property home resort, but if the contract is cheap enough I’ll use the points. 🙂

This is from the DVC Vacation Points overview FAQ:
"Add On To Your Membership
You may decide that you need a larger ownership interest and access to more Vacation Points for years to come. If so, your Vacation Club Guide will be happy to walk you through the process of purchasing an additional ownership interest and Adding On Vacation Points.
Please note that a minimum of 25 Vacation Points for cash purchases and 50 Vacation Points for financed purchases (for qualified buyers) is required for an additional Ownership Interest."

We considered HHI, OKW but ended up with SSR as this is our home resort. This contract as a whole was something like 4482., for 25 points including the lovely low closing costs of 357.??. We were on a very short waitlist. Our guide Ricardo is very low pressure and always wicked responsive. The maintenance fees will be pro rated and billed to us sometime next month. Which leaves us wondering why on earth anyone would go with a 25 pt resale contract with some of the current resale prices and high closing costs.
 
This is from DVC's website Benefits of Buying Direct from DVC:
"When you purchase a real estate interest representing a minimum of 125 Vacation Points from Disney Vacation Club, you’ll enjoy access to more vacation destinations and other Membership benefits..." so currently member benefits appear to be at minimum of 125. But, currently they can be accumulated not having to purchase the whole 125 at once through Disney Direct.

Well, my current (first) contract can’t close until after 10/12, which is cool because I have no trip plans anyway. If, however, I decide to wait until I’m a member (after 11/1 or so), and can do the 25 point direct contract, there may not be any AND that’s after the current price chart expires. Resale at 40 points starts looking better again..

I doubt SSR will ever run out of points to sell, and if so, you’ll probably just have a little wait maybe for them to buy more points from ROFR to sell to you. But there is always the chance of price increase. I think with a small contract of 25 points, the price increase will be negligible. One big benefit of buying direct is they will give you your uy to make combining contracts for booking so much easier.

So, wait until the first contract is completed and my membership is active, THEN go back and grab a small contract.
 
Am I not reading closely enough here? Did they back off the 125 min purchase for new members?
 
Confirmed 125 minimum points for New Member direct purchase, all resorts. Spoke to them Sunday.

There is misinformation on another site stating New Member minimums are 50 points, or 25 points for Current Members. This is not correct.

The 25 points for current members is accurate for some resorts. I just inquired about SSR points.

I was told yesterday that 25 points for current members is accurate for both OKW and SSR, but didn't ask about any others.

It is. We're not talking about points to qualify for the Blue Card, just what the minimum point purchase is when you buy direct from Disney. If you are a current member (at any property), you can buy OKW or SSR direct points from Disney in 25-point increment add-on contracts. If you are not a member yet, the minimum contract is 125 points (which coincidentally is the minimum for a Blue Card). Apparently, there was a time when a non-member could buy in for as little as 50 points at those resorts, but that seems to have changed sometime in the last year or so.

My understanding (and there's a good chance I'm wrong) was that they for sure required 125 points on the current new resorts, but were more lenient in selling smaller bundles of points on the "sold out" properties. I don't know if that's an easier way to flip ROFR or foreclosed points or not, but I understand that was the case.

In other words, if you have a resale contract currently, and you'd like to become a Blue Card holder, but you don't desperately need the points, or don't want to dump another $20k on a new 125 point contract all at once, you can buy direct points from Disney in those smaller increments and work your way to a Blue Card. No matter wehat, you still need to amass 125 points, purchased direct from Disney, to get the coveted Blue Card.
