My fiancé and I are interested in buying a small contract direct and then adding via resale. Would we both need to be on the deed to both receive membership cards?

If you are both on the deed you both can get the hard blue member cards for DIRECT purchases of 75 points and more. The online card will also show as blue. If you only buy RESALE your "card" would be white and only a digital card online (No actual plastic white cards). If you have both a direct contract of at least 75 points and a resale contract your card will show as blue online and you can order the hard cards as well. Hope this helps!
Both my husband and I have blue cards. We are both listed on the deed. You both need to be listed on the deed to get the blue card (or if buying resale, both need to be listed to get the "card" as well).
Since this is a serious, real world, real estate transaction and not just a Mickey Mouse club, membership (and thus member cards) is strictly limited to those with a deeded real estate interest.
It's actually on for "immediate family members" who can show a valid ID with proof of address so technically I don't think a non relative would be eligible even if the same household but I doubt they would say anything in this situation. Put to 8 per year.

Reminds me of a M*A*S*H episode (I know I'm old), The officers club is opened to officers and family members... everyone is either a family member or "been like a son to me" or "been like a daughter to me"

That's why I qualified they likely wouldn't care. Of course one could be dishonest and say they were someone they aren't but that would reflect on their character. In previous times they've provided a list of who qualified and I'm pretty sure they had to be a blood or legal relative out to as far as in-laws but at the same address. I couldn't find that wording now when I looked.
