We've stayed twice in a 3-bedroom, and both times it's been a 2-bedroom combined with a lock-out. I don't know if that's just what my parents own or exactly how it works. We had a king bed in the master bedroom, a pair of queens (I think, maybe doubles) in the second bedroom. There was also a sleeper sofa in the living room (which we never pulled out, so I don't know how it was). The lockout had a queen (or maybe it was a king) and a sleeper sofa.
I looked on the website, and the three bedroom floor plan shows a king in the master bedroom, two twins in another bedroom, a queen and a sofa bed in the third bedroom, and a sofa bed in the living room.
Maybe some else can be more help.
