Has anyone here bought a new manufactured home? I am ready to buy my first home and am seriously considering one of these. I can get a very spacious manufactured home cheaper than I can buy a small 2BR 1BA house.

What are the pros and cons?

I don't have land, so I will be purchasing a land/home package. Too bad I can't find a good deal on land around here. If I could then I could buy the home I REALLY want.

I love that most of these homes have large kitchens with lots of counter space - which is a must for my husband and me. Lots of them also have pantries. I have always wanted a pantry.

We use to live in the land of manufactured housing. ;) (Northern IN)
You can get them at good prices, and they make them a lot fancier than they use to. But keep in mind, while most houses appreciate over the years, these depreciate.
They are a throw away house in the end.
I don't know if many are still held together with staples and glue.
 
We have a guy across the street from us that finished his manufactured home right before we broke ground on our stick built brick home.

He was CONSTANTLY coming over trying to get our contractors to do patch and repair work on their home. Our builder just laughed and said you get what you pay for.

We would never consider a manufactured home, under any circumstances. But to each his/her own. Just MHO.
 
My BiL has a 3 bedroom ranch manufactured home. It is not aging well.
 

But keep in mind, while most houses appreciate over the years, these depreciate.

For some reason or another around here that does not seem to be a problem. You can re-sale them for as much as or more than you paid for them in the surrounding communities here. If I choose not to sell it once I get my house built I can always use a local real estate company to rent it out. I would let the real estate company rent it out so I wouldn't have to deal with the contracts, renters, etc. In this area you can easily rent it for twice what my payment will be.

There is a lot of upkeep that goes into these homes to keep them in good shape, but I am willing to do that to be able to start saving money to have a new home built. I'm tired of renting and I'm tired of having apartment neighbors!

Does anyone here have any specific information on pros and cons?

I have done my research to see which are the best and am currently in the middle checking several companies through the BBB to see how they are rated.

I do know several people who have bought manufactured homes and are very happy with them.
