Hi all.

Just wondering if there is any projection to date on the dues increases for 2026 for BWV and/or AKV? I haven't been on the boards regularly lately and I am thinking maybe I missed something. Any info would be appreciated.

Do these dues ever go down, I know i saw it on Poly amd.cfw, but those resorts are on sale so im just wondering if they ever go down for resorts that aren't on sale 🤣

Usually not, the only reason I think a resorts dues would go down would be the addition of rooms that on average have lower dues than the original association like with Poly where the tower dues are less than the longhouses. Inflation should otherwise continuously make dues go up. The other reason may potentially if they overestimated dues but that's about it?

Typically no, they don’t go down.

Some years may only be 1 or 2% increase - maybe lower than that year’s inflation so almost like a decrease lol. Sometimes they overestimate the ad valorem taxes and issue credits toward next dues bill which can help keep that % increase low.
 
Sad for my akv 🤣 im in the minority that I DONT want them to build a skyliner access because they already high enough

We do have estimates on the tax debit or credit for each resort. As I've come to understand, these do not affect the actual dues calculation, but the amount will basically be either an addition or a subtraction from the amount due to Disney - basically, the actual taxes paid by resort differed from the estimated taxes that were billed last year, and you get either a debit or credit for the difference. Based on these estimates, RIV and VGF owners will see a credit on their dues while everyone else will see an additional amount due on top of their dues.

AKV doesn't look too bad. I'd say SSR is middle of the pack. And, BLT still isn't as bad as BCV - they're the worst! RIV is, by far, the resort where they missed the mark the most on estimated taxes. All that said, I imagine this mostly evens out over time. Some years, you get a little rebate and other years, you've got a little extra on top of your dues.

I was looking at the total taxes in general not the missed estimation, unless im reading it wrong it seems like SSR is valued the highest

I think that is true. But, the important figure is the $/point debit/credit in the last chart. That tells you on a per point basis, how much additional you will owe or how much of a credit you will get.

When you posted it I thought it was going to be hundreds of dollars difference we were going to owe as a special assessment I was like crap what did I get myself into 🤣🤣🤣 happy to see it was a few cents per point 🤣🤣
