Made a deal for BCV - wish me ROFR luck!

This happened much faster than I thought it would. Made an offer for BCV this morning and by mid-afternoon we had a deal.

250 points, august use year, $88 pp, seller pays majority of all costs/fees.

I'm a little nervous about ROFR so wish me luck everyone and thanks SO MUCH for all the info/help!
