Low offer guilt

I "accidentally" bid on a contract yesterday! I was on Fidelity's website and my cursor moved over the "make an offer" button and somehow I hit it as a screen popped up thanking me for my offer! The boxes on their website stay prefilled with the last offer you made. It's been a year and half at least since I've bid on their site. Unlikely we'll get it but who knows?

Thankfully, it's one of our UY's and a resort we could add to our collection LOL! I fessed up to DH immediately and we laughed and decided to let it go...it is lowball, but not intentionally

I would never deal with that company again. So unprofessional. $10 below is a VERY reasonable offer.

Yes, any reasonable company should have the decency to follow up on all offers, regardless of whether the contract has sold or not, or whether they feel the offer is too low.

I made a lowball $20 lower offer and did not receive a response. The contract is still for sale, 1 month later. The thing is, I would have been willing to increase my offer significantly, but you never know what the seller will be willing to sell at, so there is no harm in offering low. One of my BLT contracts years ago, I initially offered $122 and came up to $135. Their loss, as I will never use their company in the future to buy or sell.

Absolutely. I would fire a sales rep in a NY minute who did not follow up!

I received an email yesterday from a sales rep I will not name, but will never use (would have been first time). The email was to inform me that the contract I bid on (over a month ago) sold, but to feel free to bid on another similar contract on their website. I sent back a polite thanks but I bought elsewhere note... The sales rep had an attitude and I was shut down by an email "decline" in a minute. There was no human interaction. I will never buy from them nor recommend them.

Never assume a buyer doesn't have the money I hope (some) broker owners smarten up as we are their future business.

I've had that happen too. A quick follow up call from me and I learned it was sold. All in all I recommend picking up the phone to make offers and having the human contact.

There is a broker that won't take verbal offers. You have to create an account and bid online which is infuriating unless you pay full price. You get a decline in about 2 seconds. I bought elsewhere - our 9th contract.

Sometimes the offers (at least on Fidelity's site) don't go through. I had that happen earlier this week. Submitted an offer on Tuesday morning, site said it went through, but by late afternoon I hadn't heard anything so I contacted someone. They had no record of it. If you submit an offer and don't hear it's best to either email the company or call.

It really does. That person can tell you if its still avail and put it right on the spot if it is.

yep that's the only way we got our 25 point contract a few years ago. I think it's especially important for low point contracts.

Okay, so I guess the benefit is if you put it in through email you would have to wait, where with a call they get the offer immediately?

Fair point, if true. That is the best part of having turned 50, and now being in my mid-50s, is that some things are just much more matter of fact with experience. But I remember being young and learning the ropes. It is not easy!

I fully agree with this sentiment.

Here's a nifty follow-up: has anybody ever met their seller? If you're going to have an ongoing relationship with somebody, you've added a component that impacts the price. But if you're like the other 99%+ of us who never meet our sellers, this is exclusively a business transaction and should be handled as such.

As sexist as this sounds, I believe it to be true and have seen it first hand for the last 25 years, lol. Men have no shame, therefore they are better negotiators by nature. Even though I can be more blunt and straight forward now, my husband has been like that from day one. No shame I tell you. It is like they were just born with the instinct to haggle. When I was younger, he could embarrass me quite easily. Now, I come to expect it. It could be a southern thing, I am not sure.

NEVER FEEL GUILTY for a low ball offer. I have a VGF contract up on site for months. It's stripped and $170/point and I told broker leave it there, I'm not that motivated. I'm sure it helped them sell other contracts that looked good in comparison.

Got an offer this morning for $104/point...a $66/point swing. Yes, I know some are selling for $145, but again, I'm not motivated so the listing stays as is. I'll wait 12-18 months till the market swings back up. Point is, I wasn't offended at all. But it was a hard no. No counter. Gotta give the buyer credit...always try, seller can always just say "no thanks". I'm sure they were hoping I was distressed and needed to move it.

No one responded to my offer, so it looks like that's one agency that I won't work with or recommend.
Next time I will definitely just bid with what I feel is fair and not worry about offending anyone. I'm off to find that perfect contract!

Update: I reached out and ended up putting in another bid after talking to the agent. The seller countered with $152, i did it. It was a little more than I wanted to spend but all in all I'm happy to have a new contract at our 3rd Home resort at BLT ❤
