Looking to buy and need advice

Hello all, I'm looking for some insight. This is what my wife and I have agreed on. 1) We are finally going to buy DVC. 2) Buy resale. 3) Buy just enough points to stay in a studio every other year in Sept/Oct (looking at around 60pts). 4) Buy more points, as the family gets bigger (we have 1 son age 3). Now for the help that we need 1) Does anyone see any flaws with this plan, if so what. 2) We are looking at buying at one of the following, Boardwalk, Wilderness Lodge, or Beach Club. We love Epcot and our first choice would be Boardwalk then Beach Club, and Wilderness Lodge. I'm looking for any pros/cons on these 3 places. Any help will be much appreciated.
 
BCV and VWL are both smaller resorts, so sometimes it's harder to get these. But if you have the home resort advantage, you can make those reservations from 7-11 months out with no competition from members who don't own there.

So those are very good choices.
 
Right now, you can get some great contracts via the resale market. Small contracts usually go fast and do not always make it on the websites of brokers.

It would be beneficial to contact some of them (I have used Timeshare Store to both buy and sell and they were great) and tell them to add you to the list to receive daily emails of listings.

In addition, with your planned travel patterns, you would want to try to stay away from Oct/Dec UY since ideally you want to try to travel within the first 8 months so you can still bank points if you had to cancel.

Few more questions, if I get my points in June every year and I want to stay in Oct can I book the trip 11 months out or do I need to wait till I get my points in June? Like wise if I want to borrow from the next year do I have to wait till it is one year out?

You can make reservations based on your stay, not if you have points at that moment you call.

Your thinking was a lot like ours. We got a 30 point BWV resale to get in the system. Then we added on what we needed for now at BLT.
 
Hi, my husband and I looked at doing the same thing. We looked at resale and everyone we talked to said not to buy that way, that their deals kept falling through because disney has the first right of refusal. We broke down the numbers per point and took into consideration the yearly dues..believe it or not the numbers came out cheaper for us to buy through disney into bay lake towers. We bought with baylake towers because they have the least expensive yearly dues per point and that is what you are going to be paying for the duration of the membership.. THINK LONG TERM NOT SHORT TERM!!!! It was MANY MANY MANY thousands of dollars less expensive over the course of the membership. Not to mention that when we bought (just a few months ago) we got matching points. If you do it right you can stretch it out over the next few years. Your money also goes further because the memberships to the older resorts end several years sooner than the new ones...just some food for thought. When we broke numbers down it came out to be around $63 per point at BLT vs $75-$80 per point through resale..hope this helps.

you can look at this thread to see what is at risk of being ROFRed by DVC.

due to disney's lack of cash in the current economy, very few deals are falling through these days due to ROFR.

the rest of what you are saying about BLT - it's better to buy direct, has a longer contract life and lower dues - is completely accurate.

Very valid points (no pun intended), but keep in mind it also may be more points to stay at BLT vs some of the others. This obviously depends on the time and view you're looking for, but is something to consider. All things being equal BLT may end up being cheaper when projecting out 40-50 years from now, but for me that's a long time to wait to "break-even." That being said, I'm not questioning whether or not BLT is worth it (so no flaming please) - because for some it definitely is, it just wasn't worth it to us when comparing what we could get buying into SSR resale for under $70/pt.

Would also recommend to the OP that they buy a few more points than they think they'll need so that if the point charts change or if they want to go during a different season they don't run into the problem of being "short" points.
 
As has been said over and over buy where you want to stay.  That is more and more important as there are more and more members.  Especially in popular seasons such as Oct for the EPCOT resorts.  Even if you save $$ you won’t be happy if you can’t stay where you want to stay.
 
Hi..we bought at Bay Lake Towers..I doubt that we will ever stay there. Too many points. We are going in sept and we are staying at OKW and then at SS. The reason that we bought at BLK was strictly because it has the least expensive dues..since that is what we will be paying for the entire membership. We dont seem to have any problems staying where we would like to but we dont go during the busy season..it works well for us.
 
Great that you decided to buy.
Just remember when buying resale to be sure you know all costs involved. The closing costs, commission, and fees for admin. all things you need to be aware of. Also, SOME CASES Disney is actually a better deal. Depending on incentives - often you get a years extra pts and with resale you are charged MF often sooner and in some cases on pts you may not want. Just be sure to really research all fees, costs to consider. I know great deals can be found with resale too---just be sure to check everything out,(I discovered this when I spend hrs and days researching - I finally decided to wait until my cruise to see the incentives and to save more money)
The only thing that stands out about the resorts you mentioned is that the deed is up years sooner. Just remember that when comparing costs to the others. :woohoo: It is a great thing!!

Your dues are not fixed over the life of your contract. They can and do go up annually. OKW was very low when we first bought it and it is still low. Even VB had low dues at first.
 
We bought resale at Beach Club. We love it!!!!!

I think it's a great plan because when you buy resale you can buy smaller amounts and build from there. BCV does have the best pool on sight and the convenience to Epcot is priceless. Well worth losing the extra years that you would get with SSR or BLT. But the best reason for resale is that you CAN buy a small contract. Good luck, hope you find one soon!
 
We started small with a 30 pt BWV resale. We have since added 30 more points thru Disney and will add on more points as we can afford them. Buying resale allows you buy in small and once your foot's in the door, you have the option of adding on thru Disney or buying another resale, whichever is better for you at that time.
 
Thank you all for your posts and the links were very helpful. The one thing my wife said is that everyone on here are so helpful and you can tell you are all excited for other people to join DVC. So I just want to say thanks again.
