When I've rented I've charged 25% upfront and the remainder at 90 days but since I also rent a couple of non DVC timeshare that have less flexibility, I have moved all me lead times to 120 days prior to the week. All non refundable of course.
We are thinking about renting points for our upcoming May, 2005 trip to WDW. My DH is anxious to get something booked!! How much in advance do you start looking for points? Most of the postings now are for points that need to be used soon (within a few months).

DVC members can make reservations up to 11 months in advance at their home resort. Within 7 months anyone can book any of the DVC resorts. Which means May is already within the 7 month window which could make it harder to book.
The good news is you can rent points from anyone regardless of which resort they own at. The bad news is that you may be limited in what is available.
Okay, so if we had our heart set on BWV, we can rent from any DVC member, but there may not be any BWV's available because they have already opened it up to regular people calling WDW reservations? Is that what you mean by anyone can book a DVC room? And....are the DVC rooms the same as Home Away From Home rooms?

when do you want to go? I can check with MS for you. (I can't rent until June) - so you would need to go elsewhere.
I ask for half when they get the confirmation and the other half at 90 days. If they cancel and I can rerent it - they get their money back. I like smaller contracts - I don't like big points.

the FW cabins are in fw - they are manufactured homes in the shape of cabins. Only one bathroom - they do have some stuff I wish DVC would consider - bunk beds in the master (plus a queen or double), and my favorite a murphy bed in the livingroom - I like this choice much better than the sleeper sofa.

What is MS? We are looking for about 136 pts (according to the point calculator) from 5/23 to 6/1. My DH was just asking me what people usually asked for up front and when the final payment was due. I will now get to give him more info!!
Well, I couldn't get the points to work out exactly based upon the dates you provided, but it sounds like you are looking for a Studio. A few comments:
1. Forget about any possibility of getting a Standard View (lower points) room at BWV. We're only 5 months from the date you want to check in, and those rooms are loooong gone. Your only shot is for the higher point Preferred Garden / Pool view category.
2. Honestly I don't think your chances of getting anything at BWV for those dates are very good. You're looking for a studio for 9-10 days straight that includes a holiday weekend. BWV is a pretty popular resort. The studios are among the first class of room to completely book. And, in order to book the room, ALL of those 9-10 nights would have to be available now. IMO, the odds of that being the case are slim.
You can always give it a shot, but be prepared with a backup plan. Renting points is a great way to save money, but at this late date your options may be limited to Old Key West or Saratoga Springs. Both a great resorts. In fact, I'm sitting at SSR as I type this. But if you want to get a room at BWV, for such a long period of time that includes a holiday weekend, you need to start looking about 10-11 months prior to check-in to guarantee success.
