Lock Off Question

The thread about being upset with MS about mixup concerning a lock off, got me to thinking. Dangerous thing to do probably. ;)

We never book a lock off so my experience is limited to info from here.

When you book a lock off are you charged the points of a 2 bedroom, or is it more points since you are taking a studio and a one bedroom out of service?

If it is the same points as a dedicated, do you think they would ever change that or even can they. I know at BW it is a moot point since all 2 bedrooms are lock off, but just curious.
 
All 2BR reservations use the same point chart whether they end up being a dedicated 2BR or a lock-off. (Like at BWV where ALL 2BR villas are lock-offs.)

All DVC resorts are described by their number of 2BR villas (except for the few dedicated 1BR and Studios), so they could not change the stated number of 2BR villas. They certainly could change the points required for a 2BR, but would need to raise or lower other accommodations to keep the point charts in balance. I don't think they could change the points needed for a lock-off specifically without also changing points for dedicated 2BRs.

Keep in mind that a lock-off 2BR is not really a studio and a 1BR and cannot just be separated by cancelling the 1BR and keeping the studio.

Last month, we stayed in a 2BDRM lockoff in VWL with my DMIL, her fiancee and grandkids. They only stayed the first three nights and me and the immediate family stayed an additional 4. At the end of the first three nights, we turned in our keys and got new ones for just our 1BDRM, so we were able to split the lockoff into a studio and 1BDRM. Don't know if this is something you can only do at VWL.

In other words, assuming nobody borrows, banks, trades or goes outside their home resort. Is the total number of points out there enough to rent all the convertables as 2BR, or as 1BR+studios?

Thanks Doc, knew you would know the specifics. Did not realize about your last comment, so now it makes sense.

So basically a studio and a one bedroom could be available to book, but a lock off 2 bedroom might not be available.

Yes, that can be done with any lock-off ... based on availability. In the past we have started with a 1BR and added the studio (using points for a 2BR) and several times have started with the 2BR and downsized to the 1BR. In the first case, it is very dependent on occupancy at the resort - since the adjacent studio MUST be vacant when you want to add the 2nd BR.

My earlier comment referenced the fact that in the past, some have had a 2BR reservation and were disappointed when MS would not allow them to "cancel" the studio and keep the 1BR. If there was availability for the 1BR , it would be no problem. If there was a waitlist, they would have to cancel the 2BR and possibly not be able to reserve the 1BR. A 2BR lock-off is NOT reserved as a 1BR and Studio - it is reserved as a 2BR villa.

Salmoneous- I do not know how the points have been figured regarding the 2BR villas. My guess is that they have included some 2BRs as lock-offs and also included some as Studios and 1BR villas. If they used the points based on 2BR villas, there will always be unoccupied villas (using points) since a 2BR uses fewer points than a Studio and a 1BR. I do know that at HH, they will usually NOT reserve the lock-offs as a 2BR unless a guest requires a HCA 2BR vills. So, at that resort at least, I'd assume the points needed are based on a combination of Studio/1BR villas and dedicated 2BR villas.

The points are figured based on the least number of points possible. In this case, the full 2 BR rather than the studio plus 1 BR. If a lot of separate units are booked, that is only a relatively small amount of points used extra in a given year and could eventually free up an additional unit or two down the line.
