Late Summer/Early Fall Incentives

Some of these aren't as good as they once were. Everyone always jumps to sale aren't good, they simply could just be doing a good offer for Welcome Home Weeks.

However, I am of course just speculating. Disney quarterly results just surprised on the high side for Parks and Experiences, though not because of DVC. I tend to continuously hope for Disney to receive a dose of pricing reality.

Another question - has anyone asked if they will keep all the incentives if you split a 150 direct purchase between two resorts?

I mean they can try new offers. Any new offer, especially a completely unexpected offer draws a buzz. That is great marketing imo. Overall pricing is still up from a year ago.

Everyone said Disney was getting hit real bad if the park wasn't as busy as normal one day or if they put out a good ap cash discount.. but then the quarterly report said otherwise.
 
Another thought. This new welcome home weeks bonus is only for existing members doing add-ons. Maybe I’m wrong, but I have to think the vast majority of direct DVC sales are driven by new members buying in. And, if you are an existing member who has been on the sidelines, is an extra $5/point off going to be what gets you off the sidelines? It could, but enough to provide a significant uptick in sales? I’m just skeptical of this being a last minute push to really boost sales. It’s not significant enough or available to enough people that I think it will have a meaningful impact. Maybe I’m wrong.

My guess (based on recent visit last week and prior visits in the last 12mo) is that a lot of those good revenue numbers are coming from LLSP sales, and perhaps the other LL products as well— LLSP were totally sold out for GOTG and Tron (the only two LLSP products we try to buy) by noon on the day of, even though we had moved into slower season. Disney has had to discount rooms and offered promos on dining, but I think the upsell products are just getting more and more expensive.

I mean, there are people on this very thread commenting that the extra (stackable) discounts might be what finally convinces them to pull the trigger on direct membership…so I’m not sure your threshold for meaningful, but it seems to be helping!

Could be. Many business have loss leaders so maybe they trying out if you discount the room people will inevitably spend more on other things.
 
I am so torn if this Riv deal is a good deal. We are a 1 bedroom poly tower/2 bedroom Riv family (we like 2 sleeping spaces and 2 bathrooms) so we need 320 points every other year (160 points). We have an older 100 direct point contract so we have blue card privileges. We like to stay all over and long term I just feel like we need direct points since we are used to staying wherever we feel like staying (we swap ant 7 months for most stays). Our go tos are Polynesian and boardwalk but this last time we stayed at Riviera and loved it. I go back and forth on this Riviera because I feel like we are getting close to Riv being sold out and if we want to buy there we need to get direct while it is in active sales (not later when it is sold out). There is an around a $10 ppt difference between poly and RIV direct right now but RIV has $1 higher dues. Poly has less years left and if I really wanted poly points I can wait for the resale market to settle down with the glut of points out there and get a deal there. We have October use year so I need to pull the trigger in September or hope for a fire sale. What to do :)
 
This is getting crazy! Just sent my DCL guide this link and asked him when I can expect a re-written contract! Considering we have not even had notary yet (much less 10 day rescission), I think it's a given that contracts will be re-written. Will guess that those past the 10 day period are stuck with their deal.

These whole thing seems highly unusual - major incentive changes so close to the beginning of the incentive cycle? The desperation in the air is making my eyes water.
When we purchased earlier this year. We signed and spread our payments over 6-7 weeks. They knew up front we had purchased D23 Gold but didn't have the card. Technically, our 10 day period was long past, but they told us once we had the D23 Gold, they would update. Around 30-35 days in, they agreed to use the D23 Gold e-mail. They re-wrote, lowering the price for one of the 3 contracts. Not sure why, but they required us to sign all 3 deeds again. Points for the three deeds were the exact same.

Based on our experience, if Disney hasn't received the full payment, they MAY re-write any contracts. They certainly did in our case. YMMV.
 
Not bad, until you consider the resale value of those contracts...
I feel like for buyers who intend to stay at RIV in the long term, but still want to use points at other resorts, this isn't an issue right? The restrictions would impact you if you plan to sell it, but if you're taking it to the grave, or if all new resorts continue to have similar restrictions on resale contracts, then this feels like it might not be as big a deal after the next 17 years while the original 14 sites are still available.

Mind you, I'm still new at this, so is there some other angle in which having these points direct might become a bad thing (or you might end up wanting to sell)?

With an October UY, no way I would wait if I knew I wanted more RIV points. No guarantee there will be a better deal before it sells out and you’d have to wait another year for the same potential magical beginnings benefit. Go for it!
