First: I do not personally care if you only buy resale or if you buy direct. (everyone here is happy to be a sounding board though)
Second: Thread on Summer Incentives Expiring

Update 9/15: If you are possibly buying contact them today do not wait for the last minute tomorrow.

There is high potential of wait lists or certain UYs not being available. If you haven't already contacted a guide then you want to do that sooner than later if you are wanting the current incentives.

Further if you plan on buying AUL, CCV, RIV then I would also let a guide know but its less important since they for sure will have points. You need to remember this is not a instant process though. If you contact them even on the last day there is no guarantee they will get the contract written up for you in time.

What if I want to cancel?
  • Only a smaller down payment is needed to start the contract process
  • Even after signing the contract you have 10 days to cancel
Direct point requirement for benefits is highly likely going up from 100 to 125 either September 18th or October 1st.

We pulled the trigger on Riviera today. We started resale forever ago hoping to get the existing member discount but it’s become clear it wasn’t going to happen without a bunch of hoops...and then could we actually purchase before the points increase? Who knows? At least now we know what we’ve got!

I spoke with a guide yesterday and she said there were plenty of points available for me at all of these resorts- I have a March use year so not sure if that helped. I told her I was looking at buying direct for the blue card benefits and she didn’t even mention an increase. I am looking at Hilton head but was open to AKV and others and the only thing she mentioned was if I wanted the current promotion it would expire on the 18th and prices could go up. I am glad she was not high pressure but you would think if there was some urgency she may have said so? Hmmm - we are so undecided we may just end up waiting.

The incentives do go away on the 16th not 18th as that is what is published so I think that was an error.

I don’t think her not mentioning increase means I r or not happening but that she got the vibe maybe that You would purchase before it.

The March UY could make a big difference since it is in the 2020 UY already. And it also depends on how many someone wants too.

Guide I spoke with this week strongly encouraged sooner the better because the office is not fully staffed.

DVD may consider talking to a guide as a phone tour and then extend offer for a week after, so if @harmon54 spoke to a guide on 10th that may extend his/her deadline past the 16th. But to be safe I'd bet on the 16th.

I will just say someone was unable to buy OKW on Wednesday because they did not have points for a December UY at that resort.

December (and October) Use year would require 2019 and 2020 points to be available. They are probably out of OKW 2019 points. All the rest would only need 2020 which is the easier half.

BLT only had 82 points on Tuesday (9/8) when I called. I have an October use year, but I'm thinking that number was for 2019 points.

She also recommended not to wait too long for Copper Creek, since it was 96% sold out pre-Covid, so not sure how many points are left there.

I calculated at the start of this month they had roughly 48k points left. Some were sold this month and some were sold last month with delayed closing. I can't see them selling out before October 1st but you never know.

I just bought 35 AKL Dec UY like an hour ago. I contacted my guide on Tuesday and she had no concerns about them still being free today. But, it’s a small add-on.

Do contracts need to be drafted by deadline or just agreed to contact and paid down payment?

You will want to confirm but I believe you have to have the contracts already drawn up by the deadline.

I know last year there were reports of people calling the last day and the department that created the contracts closed before they gave the go ahead.

There were no waivers the next day and they lost out. So, if I was interested, I would not wait until the last day since they have fewer people working now.
