Landscaping with trees - cost?

How large do you mean by "larger?" We've always planted 10-15 foot trees & have only had one die on us, out of about 20, so I consider those odds pretty fair! I've also heard that larger trees are harder to maintain, but so far so good over here. Our Crimson King Maples were planted at 12-15 feet and have SOARED - one is larger than our 2-story house & was planted in 2005. Maybe certain varities do better than others when planted mature. We've also had great luck planting large Douglas Fir, Norweigan Spruce & some deciduous variety of tree called Autumn Gold. We're in the Northeast so where you are could also play into the maintenance.

Well, I'm not good at judging height. :) Like I said, this tree was taller than their house, and it was the size that you cannot buy from a retailer like Lowes, you have to buy it from a greenhouse and have them plant it for you. And they brought a backhoe or something to dig the hole. Really big. Actually, like the equipment in this example but I think the tree itself was bigger than that one. And it's alive and healthy, but it simply isn't growing. It has the same number of branches as a young tree from Lowes, and it isn't growing any new branches. We do live in an area with heavy clay soil and I wonder if that's part of the problem.
 
I think the tree allowance is a good idea, if that is a common theme amongst ALL or at least the majority of the potential buyers.

However, if you've heard it from just 1 or 2, I might wait and see if it becomes a theme.

I will also guess that if you provide a "tree allowance" of...say $2000...that anyone who purchases the house will suiddenly be OK with living with just a fence in order to have an extra $2000 back at closing...
