BCV rack rates went up across the board from 2004. I thought others might want to compare their home resorts, too from 2004 to 2005.

BCV and BWV are still the most expensive of the DVC WDW resorts. I find this interesting cause in my mind VWL is worth every penny as BCV. But this was one of the factors into our decision to buy BCV over VWL when we had the choice. Sometimes, though I wish we would have gone with our gut and bought VWL instead. I love that place!

the season have also changed - Nov until after Thanksgiving is now part of the regular season - instead of value.

A factor in the pricing of BWV and BCV is that they are part of the "convention" hotels. Y&B, Boardwalk and S&D are very popular for hosting conferences and the larger conferences use rooms at all the area resorts (and then some). The standard hotel room and the studio at BWV and BCV are all priced exactly the same -- by keeping one pricing level, this probably helps them sell the resorts to large conventions

the GV in the non-season - generally go empty - wish is why VWL and BCV don't have them.

they are popular in Dec, thanksgiving, July, Easter, Spring Break - I think I was told that most of Sept, Oct, May - they are fairly easy to get????

Yes, erikthewise, some people do pay cash for GVs. Serveral years ago, one of my DSs partners paid cash for an OKW GV for himself and his family while attending a medical convention in Orlando. FWIW, OKW GVs were not available with points for that same time.

Value Season: January 1 - February 16, July 5 - October 4, November 27 - December 19
Regular Season: April 17 - July 4, October 5 - November 26
Peak Season: February 17 - April 16
Holiday Season: December 20 - 31

In addition to what Pam said, the cost of operating SAB affects the pricing structure at Y&B and BCV. I think location,location,location also affect BWV.

I noticed this the other day when trying to plan for Spring Break of 2005. They restructured the points for that time period and the last two weeks of March skyrocked compared with 2004.

Well, I know that rates and seasons for 2005 are out, as we have a VB cash weekend ressie in January. Notably, VB Inn Rooms and Studios remained the same, at $180 ocean view, $165 garden view or studio for January.

Does anyone know if the VB (or HHI) 2005 rack rates are posted somewhere? I just need to load them into my spreadsheet

That is bcs Easter falls in March this year. The high season tends to follow Easter.

That's because next year Easter falls on March 27. The week before and the week after Easter are always more expensive than the other "spring break" weeks.

Not that I want to anyway......but I'm missing the logic here.

If rack rates for a moderate ( example- CBR ) run from $134-$209 per night and a studio ( with more square footage ) at a DVC resort ( example-. OKW) runs from $259-$379 per night; then why would CBR require more DVC points per night than OKW as indicated in our Guidebooks?

DVC wants you to stay in a DVC resort - so they are cheaper point wise than any alternative - including WDW resorts.

which is why most people say to try for a DVC resort first - if this is not possible -then go with a WDW resort.

sometimes you can get a great deal on a WDW resort if you are using cash.

I find it interesting that OKW and SSR have the exact same rack rates, while there is a significant difference when you are staying on points.

For the non-DVC resorts, DVC has to negotiate rates with the resort and then pay them for your stay. In return, they rent a room at a DVC resort to the general public through CRO to recoup the cost. Alot of expense involved for DVC when you tradeout.

Anothe reason for higher points cost for non-DVC resorts, is that they provide daily housekeeping. You pay extra for that at DVC resorts. It's still hard to understand because, even without daily housekeeping, I think the DVC resorts are so much better.

Finally, there is some risk involved - they have to rent the room in order to recoup the costs. When the hotels are 100% occupied there is little risk. The past couple of years there has been more of a chance that your room will sit empty.
