Just back...AND bought A timeshare ..need help..did I do the right thing?

Well..it happened. :blush: .Can anyone tell me if this is an okay deal? Wyndham Palms Resort and Country Club, week 45 Halloween week, 1 bedroom Deluxe, 1100 square feet, bi annual, 6900.00
Can anyone tell me about this resort and if exchanges are better that points with Interval Internaional. The deall comes with 12 get aways a year prices range 199.00 to 450.00 for 5 star resorts for 1 week.
I can't sleep and I need info before my 10 days is up!

Rush over to www.tug2.net and ask that question. The timeshare experts are there. The answer you will get is that you can do far better and you should rescind right away while you still can.

Buying from the developer is almost never a good idea. I bought a 3br week 52 every year unit there last year for far less than you paid.

Weeks are going on eBay quite cheaply and there are lots of other resale outlets.

We stayed there for two weeks at Christmas (one week was an exchange) and liked the resort very much. We used the 2br part of our lockout. We exchanged the 1br part for a June week in Southwest Harbor ME. I think the trade power is quite good when using the resort for exchanges.

The getaways you mention are generally available to all II members and may not be of much benefit to you unless you travel off-season or to less popular locations.

Feel free to email me with any specific questions, but I think you'll decide that you should get out of this while you can. If the resort is right for you, look for a resale unit.

Go to www.tug2.net and read their info. On this site "Timeshare Users for Timeshare Users" the general consensus is that it is better to buy re-sale rather than new. THe fact is that the cost is a lot cheaper. If you post a message on their chat forum here you will get all the info you require.

My feeling is that you should forgo the "freebies" and use the 10day window to get out of the transaction. Then if you still like the timeshare idea, buy a resale at a lot lower price. You can check the classified on this site to see what the re-sale value is of your unit and decide from there.

Also keep in mind, that once you have bought it is a LOT harder to sell.
You should only buy in a place that you know you will go back to, otherwise you will incur exchange fee's every time you want to go somewhere different.

p.s. I own timeshare in Kissimmee, I love the resort I own at and we go every year, BUT I bought new without knowing any different.
 
I had friends stay there over Christmas and found the place filthy. They spent 10 hours cleaning the unit before they felt it was suitable for their childen to stay in. I figured it was owned by a single owner who didn't have a very good management company. I didn't realize it was timeshare unit.....maybe they need to get a new housekeeping department.
 

Are you sure you aren't confusing this with Windsor Palms or something close to that? There are privately owned houses that have a real similar name. I don't recall it exactly.

Wyndham Palms is just off 192 and surrounded by a golf course. Our unit was just spotless, and I notice these things.

I belong to TuG and yes the general consensus is you can do better resale. That is quite a bit for a one bedroom every other year unit there..I would definitely rescind the contract.

Make sure you follow all their directions exactly on how to do it and use a fast shipping method with a proof of delivery type thing..like they have to sign for it.

Im not saying you shouldnt buy there but not from them!

I thought that also, but she definatley said Wyndham. I still wonder if she was confused though. It was a 3 bedroom condo unit, not a house. That much I know she wouldn't have gotten confused...she was there for a few weeks! :earboy2:

I have always been very pleased with Wyndham properties myself. Can't imagine them being so dirty.

THEN go do your research. If you find you really want a one bedroom, every other year for $6,900 I'm sure that deal will be available to you again.

I suspect you can get a two bedroom every year for $6,900 on the resale market. Before you run off to tug a quick way to doublecheck would be to go to The Timeshare Store...a sponsor of these boards...and see if they have resales listed for that location.

Incidentally the getaways are available to all II members so you'd be better off rescinding, finding a cheap unit within driving distance of home and using that for trades, getaways and quick weekend escapes.

FWIW I bought both my timeshares new...obviously millions have done so...the first I didn't know any better and the second was DVC. If I had to do it over I would absolutely buy the first one used, buying DVC used depends on the resale market.
 
I would back out of the purchase. For a little more money you could buy a 2 bedroom EOY from Marriott Horizons and have a lockoff unit that would effectively give you a week every year, plus give you preferential trading to the other Marriott resorts. Marriott has a much bigger program than Wyndham.

For less money you can buy something nice on an annual basis resale if you are just interested in Orlando and occasional trades. You really need to evaluate your travel pattern and expected use to see what program meets your needs.

We love the timeshare vacation style and found that the Marriott program worked best for us. We bought from them directly because the points incentives combined with my business travel made it the best overall deal even though I paid a little bit more than resale.

You can always purchase again at Wyndham if you find that it is the best deal for you. In the meantime you can learn alot at TUG as others have mentioned.
 
For that money you could have brought DVC resale...and used the points any week you like...I don't like being fenced into a certain week. PM me if you want to know more.
 
Hate to rain on your parade :umbrella: but I agree with the other posters... RESCIND your offer ASAP, and look at buying a resale. You should be able to get the same deal for half the price. Good luck!
 
Sorry trisha62 -- Another vote in favor of getting out of that contract as soon as possible. But, if you some reason you can't, don't beat yourself up about it. I'm sure you will have many wonderful vacations/experiences using your timeshare and in the end it won't matter that you may have saved a few dollars by not signing on the dotted line.
 
As a general rule of thumb, I think you should never buy a timeshare while you're on vacation. Those salespeople are slick talkers, and you're having so much fun on vacation, and you really want to come back here every year . . . all of a sudden you've spent a pile of money and aren't sure if it was a good deal.

Sure, talk to them. But take the information home and mull over it a bit. Compare to the resale prices. Compare to other companies. THEN make up your mind.
 
ok..So I made a mistake, 6,900.00 seemed like a deal when they orignally quoted new 1 bedrooms were not available, but the 2 bdrm was going for 16,000.00 and this one that I got was a 1 bedroom deluxe that was purchased and upgraded to a 2 bdrm by the owner SO wyndham could sell it to me for no profit of their own except what was left on the note. DID I GET A LINE OF BULL?
This property is the one with the Mystic Dunes golf course, which has been voted #1 golf course in the area. It is on Old Lake Harris road.in Kissimee. The are in phase 4 I believe, and almost 25% completed. It is NOT houses, they are condo's. Mine is a 1 bedroom deluxe.
Please help, will I have a hard sell if I recind, these people are brutal!

I think you got a line of "bull" but that is waht expected. Yes, they will give you are hard time if you rescind. Follow the instructions EXACTLY and send everything overnight registered mail (signature required!)

Then don't talk to them. (The offer will amazingly get better LOL!)

I am very familiar with this market in Orlando as I live here and am very familiar with timeshare and timeshare resale. The developer most likely told you what they needed to to sell ,that is why they are successful. :guilty: Also consider that if you ever go to resell this property later you most likely will only get 25-50% of what you paid for it.By Florida law you have 10 days to cancel so don't let them bully you into keeping it.The law is in place for a reason.I am sure they will not make it easy on you but won't it be worth it to have piece of mind.Stick strong and look into DVC (money well spent). Hope this all works out well for you and keep us updated. :wave:
 
The contract agreement said I had 10 days to cancel without obligation or penalty. I bought on the 17th of January, and sent the letter certified mail, reciept requested, not only to 1 address but to both listed, as 1 was a po box, it couldn't go registered mail, the other did though. The 10 days is suppoed to be from my post mark on the letter. I put the initial down payment on my AMEX credit card. I contacted Amex and told them I canceled, they had already charged half the cost of the timeshare on my card. Please tell me they have to give it back, right. I'm within my rights for canceling.
 
I am pretty sure you have to cancel within 10 days of purchase which means you should be OK. The company will have to issue a credit with AMEX. Make sure you keep good records of everything you do.
 
Good job. We will be your cheerleaders. You are entitled to change your mind and their pressure/rudeness is just a reflection of the type of people you'd be dealing with. I think if it's a good deal, it will still feel right in 10 days. If you have big doubts, then it's your own good survival instincts (financial survival)
kicking in.

We're proud of you for making the wiser choice.
