It depends on what the contract says both specifically and whether it addresses the items required by law (they usually do form the normal brokers). Are you within 10 days of signing, is the contract as represented, does it address the 10 day cancelation rule and have any deadlines passed for closing or similar are most of the areas to look at.

Your contract likely has a closing date that you are unlikely to hit. If you go past it you might have the reason to get out but I would imagine they still try to hold your deposit and that is usually not worth getting lawyers involved over (as you will spend about the same in legal fees or more to get it back)
