Is DVC not ROFR'ing anymore OKW points?

I noticed in the ROFR thread that OKW seemed to be exempt for ROFR and I tried to add on today and there were only 48pts available in my UY. They have a decent promo price on them and no closing costs but I thought that was odd that there were no more points and DVC wasn't ROFR'ing for more.

Just curious if anyone knows what the deal is. ;)

The last time Disney bought an Old Key West that The Timeshare Store, Inc.® sold was on 2/2/10. Since 2/2/10 we have sold 85 Old Key West contracts and none of them have been bought back.

hmm, that is very interesting. I wonder if they are juggling too many different resorts for sale and want to pare it down as much as possible? Or just deal with add-ons at sold out resorts on a per request basis?
 

IT is all about inventory and sales, they have lots of the first and a limited amount of the 2nd. I am sure if one was low enough $40- they would buy it.

There's a thread over at timeshareforums that tracks lowest waived/highest exercised price levels from a set of cooperating brokers. There are a few contracts that get pulled, but not many.

I have been tracking direct sales of OKW by Disney since March 1, 2010, about the time that Disney lowered the price of OKW to $90/point. Since that time, OKW direct sales have been quite brisk. As seen in the chart below, Disney has sold 294 OKW contracts in the last three months. The majority (174 contracts) have been in the April, June, and August UYs, which is consistent with Disney's marketing strategy of offering "double" points to buyers.

I bought the last 48pts in the Oct UY. Anything else and I'd have to go on a waitlist. The points are already in my acct this evening. And I got the '09 points as well for those.
 
That is very interesting, especially that they are out of Oct points, we will have to see if in the next month they ROFR some. They were on quite a buying binge from last summer until December including a fair number of big contracts. SSR will be interesting also since I did a guesstimate that they had bought back near 50k worth of SSR points on top of like 600-800k that are left from THV.

I wonder if they are out of October contracts or just out of "loaded" contracts since they can not create points out of thin air (hopefully) to fill ROFRed contracts that are not full or are stripped.

Why would Disney ever ROFR any 2057 contract. Isn't it much cheaper for them to purchase a 2042 and resell it as a 2057?


I don't think it matters whether the OKW contract expires in 2042 or 2057. I believe that Disney ROFR's contracts based on the spread between the acquisition cost (including closing costs, MF charges, cost-per-point, and the cost of the money) and what it can then sell the points on the resale market. The greater the spread, the more likely it will ROFR a contract. In addition, if Disney expects a quick sale (for instance, they have a strong demand for October UY points), then it might be more willing to ROFR a contract with a smaller spread.
 
My contract just went to Disney today for ROFR. I will be holding my breath for the next 3-4 weeks waiting. Wish me luck.

We will be new to DVC. I'm wondering if anyone knows the current trends in OKW ROFRs? I'm afraid that my offer, should it be accepted by the seller, might be too appealing to DVC to ROFR. Anyone know the latest trends/numbers, or a good source for this information? My fingers are crossed.

There is another thread that tracks ROFR. I will try to find it and attach a link. Anyway, it seems that for some reason ROFR at OKW has actually increased, leading to speculation as to why.

OkW seems to pass at the mid $50 range with no problem. it depends on the number of points in the contract and the price. They have ROFR on a couple of small contracts 50-60 points. Good Luck.
 
Unlikely. Make the offer you want, chances are good. If it gets taken, just start again. There is no hurry. Look at the ROFR thread for more data than you could want.
 
Awesome, thanks for all of the info. We found out this afternoon that our offer was accepted by the sellers... 150 points at $52/point. We are paying cash (no financing) and agreed to pay the 2011 dues. I really hope this one goes through. Now the waiting begins. I am off to check out all of the links you guys came up with for me.
