I'm Truly Confused About II Exchanges

I am going to look for a Caribbean exchange early in 2004. I have done my research on these boards and TUG, and have identified the resorts I would be interested in. The confusion comes in with recommendations that I also try for a direct exchange which might be more beneficial. As I understand it, it will cost me 160 DVC points for a 1BR high season exchange, using DVC to make my reservation. If I do a direct exchange on my own, it will cost me 200-270 points (the cost of 1week in a 1BR at BCV) depending on when the exchanger wants to go. This doesn't seem like a very good deal in terms of the number of DVC points it would cost me to do a direct exchange. I feel like I must not be understanding this correctly. What am I missing?
 
Alot of people want to stay at DVC - so you could bargin for 5 days for their 7 - which could bring down the posts - you could trade a studio (in the off season) at OKW which is 80 points - just depends - go advertise on the trading/rent board here and see it anyone takes you up on it.
 
There's no reason to give up that many points and it doesn't have to be your home resort. Assume the cost is the same in terms of points for a DVC exchange vs a direct exchange. You save the $75 exchange fee and will be the guest of an owner. In many cases that means getting a much better unit/view and in many cases, picking that view. You may also be entitled to some other discounts and incentives as the guest of an owner or avoid certain fees like parking and extra for AC. In addition, you have your trip set and are not waiting hoping something matches. You can also have time to look for air fare. You can look for both at the same time thus far improving your chances of success.

Let me give you an example of how this can work. I own at La Cabana in Aruba which has mostly studios and 1 BR units. The sqare footage is the same for both size units and the kitchen essentially the same (actually slightly better for the studio). The only difference is the sleeping arrangements where the 1 BR has a King and pull out and the studio a Murphy bed and pull out. You could also have your pick of a specific unit and tailor your interest and how many points you're willing to give up to what is offered. No way these units are worth the exchange rates DVC charges when you can get a studio or 1 BR for between $500-700 for summer and a modest premium for winter. I own there but it's not a comparable resort. You could likely get a 1 BR or studio for between 60 & 100 points.

You can find this scenario duplicated throughout the world, especially in the Caribbean, MX and HI. That's where TUG and the reviews come in. Are exchangers given the bad units? Is there an extra charge for AC or maybe there's no AC at all. Is there an All inclusive option and if so how much and is it mandatary or cheaper for guests of an owner? The studios at the Royals in cancun are just hotel units with no kitchen. Exchangers at Paradise Village near Puerta Vallarta (where I also own) get the worst views on the Marina side in the first 3 floors.

Direct exchanges and independent exchange companies can also give you access to resorts not on the DVC II list. Resorts I’d add to my list for outside DVC are Harborside which has been removed from the DVC list, Costa Linda in Aruba, Windjammer in St. Lucia, and Club Ortanique in Jamaica (former Ciboney) to name some of the more prominent options. Even when the resort is on the DVC list, it gives you access to potentially more available units that are not deposited with II. It also gives you the opportunity to consider resorts you wouldn’t accept directly through DVC or resorts you wouldn’t do an even exchange for. You could do this by structuring how many points you’re willing to give up for a certain option. A resort you’d never give up 160-200 points may become a great choice at 80 or 100 points.

What resorts have you narrowed your choices to and what time of the year are you looking to go. I know you said early 2004, is that before or after April for your planned trip.
 
Hi Dean - Thanks for the response. I would like December/January/February of 2004. My initial choices are Village at St. James Club in Antigua (although I understand they are all 2BR and I wouldn't want to use 270 points to get it); Casa del Mar Beach Resort/La Cabana/Marriott's Beach Resort and Playa Linda in Aruba; Grand Caymanian Resort & Royal Reef in Grand Cayman, and Westin St. John in St. John. I might look at these again and stick to those with beach access.

I realize those months are difficult, but figure it's worth a try, anyhow.

Just one more direct exchange question. So I post in the Florida resorts section, saying I am willing to exchange 7 Studio nights or 5 1BR nights at OKW, and that I would like a Caribbean exchange. If I get an answer that interests me, and we start communicating, what happens next? Do I actually make the OKW reservation at the same time the exchanger gives me their week? What assurances do we both have that the deal is made? Do other timeshare resorts have a check-in system and what documentation would I need to show the week is mine. How about cancellation issues (theirs or mine)?

you are saving them money too - II charges $121 I think for U S exchanges and then DVC charge $95 (use to be called a transportation fee) not I think it is just a resort fee.

there are links on tug that have documents for exchanges - I would get one of those and have both people sign it - especially if you are going through a stranger.
 
GrammieMame, all of those choices will be tough for Xmas on. Aruba has more units and therefore is more likely to come up. Get started now. Remember that like a DVC rental, an exchange has a certain amount of trust involved. While I'd be clear about what each party is entitled to or required to do, I'm not sure that a legal document offers any added protection. It's part of the risk on both sides to this issue. Air fare might be an issue though for those choices. Good luck.
