Afford DVC what are the advantages/disadvantages in purchasing a resale v. direct DVC? Other than the obvious financial savings?

We are looking to purchase 200 - 210 points and it seems with the MB offer there is no specific benefit to purchasing resale. I think I understand the process of both and the resale process seems lengthy. We are looking for the Boardwalk area so Beachclub remains available (so far anyways!) We are looking to purchase in the next month! Probably by Mid May.

What made you go to DVC directly?

Also, how difficult is it to book Disney for Christmas 7 months out?

You'll have to do the math to see which is best for you. Take into account the available points in the resale versus giving up your first year's points for MB. Personally, I don't think it's worth it to give up your points for MB. The most important, is buy where you want to stay most often. For us, for one of our resorts, that was BCV, so we bought through DVC since it was the only place it was available, and we could get the point amount we wanted. If BWV is a choice for you, there are lots of good potential resales there, you could probably get a prety good deal, and you'll have the advantage of using standard point room rates which you neet the 11 month advantage for and will stretch you point values a bit. You'll need the 11 month window for christmas, the 7 month window is pretty tough during the peak season. Peak seasons are when home resort advantages are important.

When buying through Disney you don't need to pay closing fees, financing is readily available if needed, the transaction may go more smoothly (we had some minor problems buying a resale).

Buying a resale gives you the option of becoming a member at a sold out resort.
 
MB missing your first year of points Vs resale with all the first year's plus half last year's banked.

Both cost $74 per point ($72 + closing for the RS), even if there are no banked points and you just have the current 200 points, that has to be 'counted' as $2000 in favor of the resale.

Any banked points and you are even farther ahead.
 

Just an FYI, I spoke with Judy at DVC sales and she stated that they anticipate selling out of VWL and BCV by the end of the summer. So, they expect to start selling Saratoga towards the end of the year.

So, you still have a couple more months to make your decision there by a salesperson's estimations. Good luck on your purchase! Hopefully I'll be there soon myself.....come on Shontell, find me a good one! :p
