I would actually design two different resorts.
1. A value resort that would sleep up to five via a double, a day bed, and a set of bunk beds. Each room would also have a mini-fridge and coffee maker. It would be priced to be more expensive than the AS but less expensive than POR. It would be Disney themed, but not garish like AS and PC. The theming would be more subtle. The room frunishings would be very basic like at AS, except that the sink area would be split with one side holding the sink and the other side having a shelf for the coffee maker and under the shelf would be the minifridge. The rooms would be about the size of the moderates. The resort amenities would be like those at AS, pool, playground, foodcourt.
2. An ultra-deluxe. This would be a small (for WDW) hotel with 400-600 rooms and suites. Service would be superb from arrival to departure. Rooms would be about the size of those at the Poly or GF, maybe a touch larger. Disney themeing would be very subtle, but would be there (think bubbles in the bedspreads at the BC

). There would be a wing that was limited to adults and children 16 and up. There would be a selection of rooms with king beds (non-handicapped) which could be specifically reserved in advance. Each room would offer either a Japanese style soaking tub or a jacuzzi tub as well as a full sized shower. No rooms would have a "bad" view, although some views might be more sought after (and more expensive). But there would be no views of dumpsters, parking lots, or rooftops. All rooms would have a full balcony. Every room would be a concierge room, with blocks of rooms grouped together and a lounge and staff for each block. There would be a very small, very limited food court, as well as three full service restaurants. One restaurant would be a casual family type place (along the lines of Boatwrights or Beaches and Cream), one would be more of a moderate (Kona Cafe, Yacht Club Galley), and the third would be an upscale reastaurant with an enforced dress code (Citrico's, California Grill).
