I Found A ROOFER!!

A couple of weeks ago I posted about my need for a new roof. I have since found out that my roof is 44 square. I guess it takes a lot of shingles. I have had a low estimate of $13,190, to the middle, $13810, (who is my neighbor and would do a good job), to $14,800 ( workers out on parole? ;) ) Anyway, DH's secretary had a new roof and was happy with the work. She didn't know if her roofer would travel this far but he is licensed, insured and he agreed to come out. I got an estimate today for $9000. I am taking it! I feel like I just saved $5000! I guess I did. I guess it was good to have sticker shock so I would appreciate a good deal when it arrived.
 
you can use different quality shingles. He may be quoting you 10 year warranty shingle instead of 20, 30 or 50. Three bids so close and this one is 5K less?

Make sure you get a contract that spells out exactly what you are getting. THe quality of materials. THe time frame gauranteed. You do not want a blue tarp on your house for two months. You may be charged later for hauling away the old, and charged for the paper underlayer etc...

The shingles are the same. 30 year archetectural shingles. My neighbor is a builder and he felt the other quotes were way too high. He has given me names of his guys to call but they are all so busy with contractors, etc. they don't call back. The homeowner is always going to come out paying more because I won't be calling them back for 30 years. A builder calls them back all of the time. The price in all of the quotes included the tear off, the dumpter, ridge vent, felt, drip edge, etc. I hate to say it but I think the price goes up when they turn onto my street.
 

I too would be a little leary of this bid being so much lower than the others. Like I posted on your other thread, my dad is a contractor, so he got us our supplies at his cost. Our roof is only 12 square, and ALL the materials cost us ~$1500, your roof is about 4x bigger, so your materials would be running ~$5000-$6000 before labor.

I would be leary except he was recommended to me by someone who was very happy with the work that he did, from tear down to clean up. Two of my neighbors paid aproximately $5000 two years ago but they re roofed, and did not tear off the existing roof. If the materials run $5000, that is still $4000 for a 3 or 4 day job. The builder down the street said that he usually pays $3500 for a 2500 square foot house. That of course doesn't include a tear off and he has more roofs to offer.

I dont trust roofers, there all short and sneaky
 
we are not jason. in fact most of the roofers i use are taller skinny rednecks...lol

around here a 44 sq on a 6 /12 would run 4900 new construct, 6000 tear off/repaper add 500 for ridge venting, another 2 or 3 for drip edginbg depending on numbber of cuts, also add 100 per valley,
