i brought a resale and need some help!

my dw and i bought a resale contact ( okw, sept uy, 210 pts due at that time, w/ 96 pts banked from 08 into the 09 allocation ).

we passed rofr. we just sent our signed documents and final payment to the title co.

we plan to travel to dw starting the end of august to labor day wk or thereabouts. we want to stay at bwv.

is the timing going to work out? will i be in the dvc ms in time to make the ressies?
is the rule of four in place? who will be my guide?
since bwv is so popular, is it most likely booked at this time? i plan on booking a 1 bedroom home.

since my use year is sept, i plan to actually being there in dw when my new pt allocation comes into our acct.

will i use my 96 banked pts first and then borrow from the 210 spt uy allotment?

i guess i should have thought of these things prior to doin the deal but i could use your help abd advise

First, Welcome and congratulations.

I closed on a resale contract and was in the system within a week. I didn't have current points but I have heard that it takes a few days or so to get those into your account.

As far as end of August, it depends if there will still be availability with less than 3 months to go. You may or may not get BWV and could be left with SSR or OKW at this late date.

As far as the points that will be needed, if your vacation starts before Sept 1st, then you will need to "borrow" some of the 2009 points for the nights that happen before that date, since August is still part of your 2008 UY.


Starting September 1st and beyond, MS will use the "banked points" from 2008 first and then fill in with 2009 points to complete the reservations.

Of course, when you go to make the reservations, make sure that you stress that you want the "banked" points from 2008 to be used up for the nights starting on September 1st before using any of your current year points.

Just be aware, that if you do book a reservation that starts in August with "borrowed" points, if you had to cancel more than 31 days out, those points would then expire August 31st, 2009 of this year so be sure before you book that you are confident that you will be going--once points are borrowed, they can not be returned and have to be used by the end of the UY that you borrowed into.

We just finished closing on our contract and made the first reservation this week. They tell you to wait 7-10 days for your points to appear in your account but I called everyday to check with MS and my membership number arrived the first day after recieiving my confirmation the sale was completed. Then 2 days later our points arrived. The CM at MS told us to check after 1 pm each day due to the system was updated around lunch.

It's unlikely that BWV will be available but it won't hurt to try. You might consider OKW or SSR as a back-up plan.

If you can get anything at such short notice, consider yourself lucky. However, late August and Sept is about the best time to try this approach. If you've signed the papers, keep up with the closing company so you'll know when the deed copy was sent to DVC and thus when to start bugging them. Don't wait until you get confirmation from DVC that you are a member. Call starting about 5 days after the papers are sent their way and every day asking they check for you in the system. Once you're there, and your points are there, you can start to make those reservations. IF nothing is available that fits your entire trip, remember that OKW and SSR are likely to be the ones that come open the most. Say they have nothing for the entire time you want but do have a few days here and there. Take what you can get that will work then wait list for the rest.

AKV might also be a possibility this late for mid to late August. Last year we boked 5 weeks out and AKV was one that was available along with OKW and SSR. Good luck!

Rule of Four is not applicable. This is only if you are doing something outside DVC, such as RCI, non-DVC resort, DCL, etc.

You will be assigned a guide by DVC once you go into the system. Unless you are buying points directly from DVC, you will not use the guide. Think of the guide as a Disney name of a salesperson. You will receive information (advertising) from your guide on occasion.

96 points banked from 2008 Use Year allotment may only be used for reservation during your 2009 Use Year which covers dates from
9/1/2009-8/31/2010.

Once banked points stay in the Use Year they are banked into, cannot be 'moved back' into the Use Year they are originally from and may not be banked again ( so those 96 points must be used by 8/31/2010 or they will expire ).

Same principle for borrowed points....MS will only borrow points into preceeding Use Year if those points are required to complete a reservation you want to make during that Use Year - for the days of your reservation that fall during August 2009 MS will borrow points needed to cover those from 2009 Use Year allotment into your 2008 Use Year (2008 UY covers dates 9/1/2008 - 8/31/2009) but it's important to keep in mind what Sandisw states in her post : those borrowed points must be used or lost by 8/31/2009 because once borrowed points may not be returned back to Use Year they're originally from.
