I'm so excited I just needed to share.

After renting all of these years, I finally made the "grown up" move to purchase a house at the tender age of 33 ;)

I got pre-approved for a mortgage a couple of weeks ago and I was so disappointed when all of the houses I kept seeing were, well, crappy. But finally, on Friday, I saw the most beautiful and perfect house. I knew I had to put in an offer. After some counter offers (and 2 other competing offers!) the seller decided to sell it to me!

The home inspection is on Thursday and the planned closing is Dec 29th. That will give us a full month to paint and move since we have to be out of our apartment at the beginning of February.

The best part? Just a short 15 minute drive to Disney World! :earsboy:

Congratulations! We're in almost the same situation. We put our first offer in on Wednesday and have been countering since yesterday. We got the official word today. Our inspection is tomorrow or Thursday and we are also shooting to close on the 29th. We have our apartment until March, so we'll be doubling up on payments in February.

As a Florida Realtor, I am always excited to see and/or help someone purchase their first house. There is nothing more rewarding than seeing your Buyers get those keys at the closing table!

The fact your new home is 15 minutes from The Mouse is just the delicious icing on the cake!

That is GREAT news. You will LOVE being a homeowner DH & I bought our first (and only) house when we were about your age, and I still get a warm, fuzzy feeling every time I drive up to it (even now, 14 years after purchase!).

The only time I din't get a warm, fuzzy feeling was when it was sadly in need of painting. :teeth: We took care of that and the good feelings came back. :sunny:

Congrats. I just bought my first house as well. Prepare for a roller coaster ride! But it's all worth it.
 
boy you guys do fast closings there! round here there generaly has to be at bare minimum 20 days between the inspection and closing (allows time to get the report, cost out any repairs or renegotiate the price, let the appraiser see if any of the inspection factors impact the price-and then lets the lender see if they are even willing to go along with repair/non repair issues the buyer/seller agree to).

we had a 30 day escrow and the building inspection by our buyers had to be done -after we accepted the offer-within 72 hours with any renegotiations done within 72 hours of that. that left all the other parties (including any contractors we might have to hire) only 24 days to (if necessary) get permits, do repairs, get inspections, affirm agreed items were completed, final walk-through, and of course-the money guys giving the buyers the o.k. that 'yes we are actualy funding'.

I just had a sale (admittedly in Florida not California) where the closing was less than 2 weeks after the offer... We managed to do inspection, appraisal, loan and everything in that time. It CAN be done, lol!

i think in california it takes 2 weeks alone to read all the disclosure forms the seller has to provide :rotfl2:
