Husband won't commit

Wow! Thanks for posting the size of the rooms! Our first house was 1100 SqFt. Holy smokes!

We just received the DVC info packet yesterday, and I was a bit dismayed when I realized the monthly payment (financing the purchase and dues). My husband may have been agreeable had the cost been a bit less. The info they sent us put the monthly cost at about $185/mo. That's about $50/mo more than I was hoping. And this is for only 150 points! We'd need at least 200 for the way we currently vacation.

I'm still going to contact the CM who sent us the info and see if I'm figuring correctly. DH is *not* a big Disney fan, but has sent me and our DD to WDW every year for the past three years, because the two of us are such fans.

Taking him to WDW for the tour would not be an option for us. DH hates to fly, and doesn't enjoy the parks. I've tried to get him to go with us and simply golf for a week, but even that didn't work.

I'll just have to keep trying to find a way!

Do the math for him.

150 points = $11100 currently, I believe.

annual dues = about $4/point x 150 points = $600

Interest on the money you invested @ 6% (your borrowing cost or cost of forgone income) %6x11100 = $666 (oops!)

Total annual carrying cost of membership = $600 + $666 = $1266

Even if you NEVER go to WDW, the points have value.

From my research, not experience, people can "rent" their points for at least $10/each, making reservations for others who then pay you cash for the use of your points.

150 points x $10 = $1500 income. $1500 - $1266 = $234

You made a $234 profit on your ownership over what you could have invested that $11,100 in otherwise. Plus, anytime you want to use the membership, you have instant access to make reservations that are cheaper than you could get otherwise.

Here's how I plan to use our 180 points:

Rent 60 points = $600 minimum income

Rent another 60 points = $600 minimum income

Use 60 points for 5 weeknights at BCV each year

Annual costs are $720 in dues, plus $817 in interest = $1537

So it costs us $337 to spend 5 nights at BCV each year. That's $67.40 a night, or the equivilent of a $60.72 hotel room when you factor in the room tax savings.

What if we don't want to go one year? We either bank the points or just rent them out too. Then we make a small profit for the year.

I may be missing something, but as long as the points retain most of their original value, and the market for rentals stays good, you can't lose if you handle it right.

I see 5 night stays at BCV selling for asking prices of $900 + on Ebay, so it could be an even better deal.
 
This is my little analogy from the way I see things financially with DVC.... We have 220 pts and including Annual Dues our monthly payment this year is $255. X 12 mos = $3060.00 for the year.

We go once a year and our next trip is in Dec value season at VWL for 7 nights. If we were to pay cash for that same 2 bedroom stay we would be paying $535 x 7 nights = $3745.00.

For us, thats a difference of $685.00 back in our pockets. Some may argue this point, but its simple and it works for me. Get him on the tour and let him see the difference. I understand your point about the money each month, but if you can find a way, We did, to get supplemental income, it is worth it.

Your in the same boat as so many others were, including us, we looked seriously at DVC then said we cant do it financially. A year later we figured out a way and could kick ourselves for not buying a year earlier when pts were $10 less.
