How to "Let Down" Guide?

Up here on Long Island we have the DVC Doorway to Dreams store in the mall. I've been speaking on and off to a guide and we even met with her last week. We were probably going to come to a decision this week regarding buying direct. She's even supposed to call us tomorrow to "check in." However, I realized I can get better financing through my job, so that has "re-opened" the door to resale for us.

1. If I were to decide to go resale after all, how do I avoid feeling guilty for not going direct after she has already spent quite a bit of time with us?
2. Is there a way to request getting assigned her as a guide if going resale?

Yes, I know I have guilt issues, but what can I do...?

First of all, she is a sales person....no need to feel "guilty"! Secondly, if you buy resale, she will automatically be assigned as your guide, because you already have a relationship with her, and the only way you would have a different guide is if you requested a different one.

She doesn't feel guilty selling you something that she knows you can buy cheaper through resale.

When we called our guide last year to check on prices for AKV, we told him the truth that we could not justify paying $xx when we could get it for $xx less per point. The savings was too great. I'd tell her the same thing for the loan.

Let her know if and when you add on in the future you will be definitely contacting her to see what deal can be made. And then thank her for all the work she has done.

Don't let guilt cost you money.

I am also on Long Island and just bought direct. We asked to meet with a guide different than the one we originally met and I felt guilty about that especially when he walked in and saw us talking to someone else.
So I totally understand where you are coming from.
Just keep in mind that they are sales people and there is no need to feel guilty. Just explain that it's not a good fit for you, you appreciate all the help, and look forward to working with her in the future.

If your guide has good sense, she'll realize that you will be members for many years and she will have additional opportunities to sell you DVC. We initially bought resale because we saved more than $4,000 doing so, but within a year DVC had a great SSR promotion and we bought points direct from the guide we'd previously talked to.

Buying from someone else is no reason to feel guilty. If you bought direct - to your family's detriment - to avoid disappointing a timeshare sales person, THAT would be cause to feel guilty!

No reason to feel guilty. Just be open and honest. Will the sales guide be disappointed you didn't buy from them....sure, but it is your money and you can get more bang for the buck by going resale right now/financing.

My wife is in sales, she always apprecaites people being open and honest right from the start. That way, if the person isn't interested she doesn't have to spend the time following up/trying to track the person down when she could be spending that time time facilitating a sale to someone who may buy.

I would feel the same way. In fact I did feel the same way... just last month we were on the verge of doing an add-on at OKW. I had the paperwork in hand, waiting for our signatures. Then we went to Disney and stayed at BCV and knew we wanted either BCV or more points at AKV. When we returned home, I called my guide and explained that we had just came back from vacation and were confused about where to add-on next... but knew for sure we just couldn't commit to OKW. I felt VERY GUILTY about it all but he took it pretty well. I think it's in his (i.e. all DVC Guides) best interest to be polite in hopes for future transactions. Honesty is always the best policy. It stunk while I was talking to him but when I hung up the phone I felt like a big weight had been lifted off my shoulders. If I can do it, you can do it. I am sure they have heard it all before!

Good Luck Think of how happy you will be when you buy the resale contract you want for the right price!

In these economic times, I can't imagine that anyone would fault you for finding the best deal possible. Just advise your Guide that you have decided to go resale, and be done...until you add on - LOL. In fairness to your Guide, though, since you are going resale, you should direct any further questions you may have to your broker, not your Guide. Good luck and welcome home.

Oh no....I did not feel guilty about explaining to my guide that I could buy the points at SSR for almost half the money he was offering. He explained to me the benefits of closing with Disney but, I apologized to him and explained that I would have to take the resale route. Thus, I ended up saving $5000.

He was offering $112/pt(even though I realize it is $90 a pt now) and I was finding them for $60-70/pt. Ended up purchasing for 60.

DVC Guides are sales people. The pitch to sale ratio may be better than the average sales person, but I bet they still close less than 5% of the pitches made. So you join the club that didn't buy which is much larger than the buyer's club. Just be honest that you're pursuing another route to ownership and they should be fine with the notice as it gives them more time to chase other buyers.

I had been looking into DVC for some time. On our last trip in Feb, I got DH to agree to go on a tour because they were offering $100 gift cards. I knew I needed him to see the mock ups of different rooms and get him to really understand the program. Our guide Cynthia was great and felt bad because I knew we would go resale (AKV direct, 180, $18,000 of SSR resale, 200, $14,000 with closing). When she called us back, DH had no problem telling her why we had to go resale. She was so nice about it and I will use her if I want to do a small add on. Maybe your spouse is stronger. Have them do it. I'm way too much of a people pleaser. I would have had an awful time explaing to her why resale made sense for us. Thank goodness for DH - not a problem for him at all!

Besides avoidance of ROFR, what were the benefits he said for closing with Disney?
