How often does this happen after contacting the title company?

So I was told that my closing documents should have been received 30-45 days from the date of waving ROFR -- Mine passed 9/30 (with a projected closing date of 11/23)-- Me wondering where things were at contacted *** yesterday just to get a status on our closing. They responded back promptly that we should receive our closing documents the early part of next week. I check my email later last night and what to my wondrous eyes appears -our closing documents!!

It seems that I have heard this happening to many people. You contact them and then later that day or the next you receive the closing documents.

How many people has this happened to?

I don't like to bother people and we are not in a rush to close , but it seems making contact with the title company after a reasonable amount of time after ROFR seems to get you your closing documents quicker. I know i have read that happening to quite a few people

It seems to me that once they receive estoppel from Disney for verification that everything is as it should be, it's nothing more than plugging your information and details into a simple form to generate the closing documents. I realize that occasionally there are some discrepancies which take more time than usual, but it doesn't seem like it should take more than a couple of days to generate closing documents after estoppel is received....certaiinly not "two weeks" or even more.

Two possibilities:
1. The squeaky wheel gets the grease; you called in and they moved your papers to the top of the pile.
2. You called in after you thought they had enough time to get everything done, and they really were just 12 hours behind you.

I'm betting on 2. We have a good idea when this stuff should be done. It's not like they're just sitting on it and not doing anything until people call in.

I also agree with option 2 here. I have been emailing *** very other day for the last 2 weeks (we passed ROFR back on 9/23) about our closing docs and all I keep getting is "I should be receiving them this week or next week" and as of right now we still haven't received the docs.

I wish I was that lucky. I am 6 weeks past ROFR and when I emailed last week, I was told that I should expect to close by the date on our contract which is 11 weeks after ROFR, 100 days from putting in the contract. My broker said I should get them this week, but I am still waiting. I emailed again and I haven't heard anything.

Well I had contacted them on mine a couple weeks after passing. Was told should be receiving them in 7-10 days. Didn't receive them until 39 days after they had estoppel. They received estoppel on the day I was notified we passed rofr. So guess it varies for each.

They received estoppel on the day I was notified we passed rofr.
That's not how the estoppel works. It's been taking up to 30 days after the noticed of waiver of ROFR to deliver the estoppel. So, 39 days isn't out of line for closing papers to be delivered.

Recently Disney Has been delivering the estoppel within a couple days of passing, it's the title companies hold things up

Agree, we received our estoppel 6 days after passing ROFR. It's in the closing company's hands now for generation of closing documents.

we waited 6 1/2 weeks for closing documents. I emailed them about 3 times during the process and kept getting told it would be 7-10 more days. I finally emailed my sales person and then suddenly we received the closing documents.

And it seems like certain title companies are really backlogged and taking a lot of time to get out closing docs.

That could be the case. If they've actually improved the estoppel process from 30 days to 6 days, then the title companies have over three weeks of work to catch up on.

I've heard that *** has been incredibly backlogged. We just closed last week and *** was our title company. We passed ROFR on 9/8 and didn't receive closing docs until 10/15 and then didn't close until 11/6. It's a long process!

This is my timeline with ***. Seems like about the same timeline as eberyone else using them.
7/20 offer accepted
7/27 paperwork and deposit received by tite company
10/5 was notified contract passed rofr and estoppel ordered
11/3 closing paperwork and funds sent to closing company
11/11 contract has been recorded and disney notified

We had a similar experience. Once I reached out to *** our closing documents arrived the next day.

This was our timeline with ***

8/20 submitted offer, offer accepted
8/24 submitted for ROFR
9/16 passed ROFR
10/20 emailed *** inquiring about status
10/21 received closing documents
10/26 returned closing documents and payment
10/29 closed and recorded in Orange County
