How much is too much?

You're missing one very important part of the calculation... taxes. DVC has no tax on rooms, while a CRO rental carries a 12.5 of 13.5% tax that should be added to the net price paid. Thus, the POR $1910 rack rate really is $2148. Assuming you got a 20% discount at POR, it brings the price to (1910*0.8*1.125)= $1719. Still beating DVC, but only by $63.

I was too lazy to figure tax yesterday. :bored: I think this still supports my point that at $18-18.50 per point, it's still ballpark of a moderate, but increased point rates require someone to view the upgrade as a benefit. It actually increases the range between a Standard and a Studio rental at most Deluxes, which leaves a bunch of room for rental point pricing to increase for those who want deluxe regardless.
 
As point values increase and owners look to rent their points, at what point do you think people who are looking to rent are going to say "that's too much"?

I understand this is a very subjective question, but it wasn't long ago that people were renting for $12/point, now it's up to $16/point for the most part. The rental sites are up to the $16-17/point range and there are some owners looking to rent here on the boards for upwards of $17/point. Now, yes, there are owners who are renting for less depending on their own factors, but do you think there will come a day where a majority of people are going to say that even renting points is too expensive?


Correct me if I am wrong but I get the feeling that you think that $17/per point may be the breaking point for some renters. Some posters have tried to explain that there are different variables to your question but you seemed to want to insult them so as an example, I will give you a rental contract that I did for a renter at $17 a point. The reservation was for a studio at Beach Club Villas from Dec 20'th thru the 24'th for a total of four nights. It required 62 points and at $17 per point the reservation came out to $1054 total. The same four nights booking through Disney is $2,360 plus taxes. So I think that saving over 60% renting points at 17/point compared to direct booking with Disney is an amazing value. My question to you.... what would your dollar/per point breaking point amount be to rent DVC points be?
