If you buy direct what is the normal turn around time for all the paperwork to be filed and your contract finalized?

I have read all the info about how long it takes for resale but haven't seen the info on the time when buying direct

That is one of the primary advantages of buying direct from Disney....... speed of transaction. After you sign the documents your guide can be helping you secure your first DVC reservation.

You can usually make a reservation as soon as you pay your deposit.

Actual time from purchase date to closing can be a month or more and possibly two. However, time from purchase date to when you can make a reservation is essentially nothing since they allow you to make ressies as soon as you agree to purchase. The issue with resales is that you cannot make a reservation until after you have closed.

Like Disneynutz says, once you make your deposit, your points are available to make reservations. Your Guide can actually help to make your first reservation. Then, it takes less than a week to get the paperwork from Disney, and you can sign the forms and return them via the prepaid FedEx envelope.
