How long do you think the waiting lists will be for each resort?

Just saw a 28 point vwl with no points until 2014 sell for 99 a point. I just paid 103 direct from Disney in march for 103 a point

Still comes to 18 cheaper per point(that's with closing cost figured in) and no wait list. Points now are 130.

Direct would give you 2013 & possibly 2012 points (depending upong when WL filled as this contract was Aug UY) & direct closing costs less (I think around $100 direct vs. $375 resale) Sure, you pay MF but I think those are prorated dependent upon when you receive points. Considering the points provided buying direct & lower closing costs, I still don't really see the savings on this specific contract. I purchased both my small contracts via resale but where are the saving on this contract???

We recently (last week) closed on a 50-pt VWL contract at $103 a point, and your figures are about right. We get 2013 points (Feb UY) immediately and, of course, access to 2014 points. Small VWL contracts (and other resorts, as well), are going for a premium.

That's 113 a point total plus the fact you don't get 2012 or 2013 points since it's an aug contract. So that's 10 a point for each year so your at 133. So finally we all can agree this person made the first resale mistake to save 50 bucks.

Anyways I made a profit on every contract I bought this past month and flipped. Who would have thought you could flip dvc timeshares. The all time profits were on my okw contracts, I made over 30 per point

With resale prices on the these small contracts in line with direct prices, your supply for flipping looks like it is going to dry out. This contract would only be of value to someone who is not already a DVC member who did not want to or could not do the minimum 100 buy in. Even at that, 25 points does not go very far. Direct pricing for an existing member would be similar on this contract with no restrictions. Wait list would not matter since this contract has no points until 2014. As a DVC owner, I do appreciate that my purchase has maintained or rather appreciated in value. However, in the past the resale market has provided an affordable alternative to those who would not otherwise buy direct. That benefit is diminished in contracts like this. Kind of takes the magic out of it.
 
Yes it will dry up but I'm taking advantage of it while the going is good. I have seven more small contracts im going to be listing. I might as well make some money on them. Ill almost have made enough to cover the GFV points I bought earlier in the month.

On this one I made three hundred on my sixty point okw contracts I made 1800 on each of three. As I only paid 60 and split closing and thr seller paid the dues when I made my offers. And those were fully loaded contracts at the time so I rented out the points as well.

Here is an example of one paid 60 per point on a 60 contract=3600+half closing 200=3800 then I rented 100 points (11 per point 2011 banke and 2012 points)=2700. This one just sold for 93 and I am getting reimbursed for 2013.( dues I didn't even have to pay for.

5580 was the total selling price minus 558 for commission and 50 estoppel fee=4972

4972-2700=2272 profit

You can't dispute the numbers.

I bought a SSR contract in 2011 for 49.00PP (after renting points that were banked and going to expire) Used 3 years worth of points staying in the THV twice and sold the contract for 63.00PP even with commission paid we made over 1000.00 and had 2 vacations at the THV!

On the other hand right I see no need to buy a small contract resale OR direct! Resale on small contracts has gone crazy glad I am not in the market for a small contract never felt a need to purchase anything under 100 points!
I have to say when I bought BLT at 108.00PP and our guide said prices would only go up I did NOT believe him!:rotfl2:
 
Dam never realized people bought and sold them to make money. I always thought sellers were people who had enough and were just looking for an out. It's super BS by the way they treat these as real estate but some how get to charge 10% commission instead of 6%.

I don't think the vast majority of sales you see are from flippers. I think are exactly the people you describe, folks that have had enough, can't afford any longer or need an influx of cash.

Wasn't my intention, I was going to use those points originally. I realized the market had an upswing and I took advantage of it. And since I bought 160 points at GFV no longer needed those other points. So how is it BS? Just because you couldn't make money since you bought everything direct. Your made at me because I bought resale and didn't actually lose money? Also regarding commission its not a big dollar item like a house. A house sells for 300k so 6% is fair. A timeshare sells for 3000. On 3000 the broker is only making 300 fair in my mind.
 
My bs comment was to the commission of 10%. The 6% has been standard for a while. Back when homes were 50k or so my parents tell me. Just surprised they can charge 10.
 
Ok. Yeah when my parents bought their house in NY in the 70's they were like 40k. Now its worth 10 times that. Insane!

I was not "flipping" it just worked out that we wanted to buy BWV and had a smaller SSR contract different UY then the rest that I was willing to sell and put the proceeds toward BWV. The timing was right and I am more then thrilled to have all my contracts the same UY!

I got my April VWL points today. :cool1: Hoping some others got good news as well.
