How hard will Poly be to book after points are sold?

So, looking at different DVC to purchase. Have a contract in BLT and BCV and looking at maybe getting a new contract.

We do love both Grand Floridian and Poly. GFV seems to have more availability at the 7 month window, but curious as to what people think the new availability will be at the poly once the points have been sold and it’s a couple years older.
 
I suspect the tower will be hard to book into for non-owners. I suspect that the longhouses remain similarly available as they are today. I don’t expect too much of a difference (basically I think people buying into the tower will mostly stay in Poly).
 
I think duo studios and standard rooms of any type at the tower will be very difficult to get without home priority.
1BR and bigger rooms will be somewhat easier, especially TPV.
No big change for longhouse studios, tower deluxe studios should be similar.

I don't know about that one. 5 vs 4 occupancy plus the extra bath area in longhouse are some pretty big differences, I could see the longhouses booking up faster after the newness of the tower wears off.

Of course there are so dang many of the longhouses it probably wont make a big difference.

I also prefer the location of longhouses, nearer the TTC for easy access to Epcot and the ferry. However, others might prefer the self contained tower and for a solo or a couple, the tower studios might be better (a lot of space is used by the second shower room, making the living area cramped even if the overall surface is bigger). That's why I think it'll be similar, pro and cons for both, at the end there is no clear winner, just preference.
 
If the views are heavily weighted to TPV / preferred in the Tower, I suspect that the standard view longhouses will also be harder to book once the resort is sold out. Not many people are going to want to pay those points for the TPVs!
 
My guess (based on nothing but hunch) is the tower will be harder to book for non-members for a year due to it's being new. Longhouse studios will be the same. Once the newness dies down, the main appeal of the tower will be 2-bedrooms and 1-bedrooms that Poly previously didn't have, as well as a cheaper option for couples (duo studios)--the tower studios and longhouse studios will probably end up being the same. People will have personal preferences of which is better (longhouse offering an extra shower and closer proximity to TTC, tower offering a slightly larger living area and a better kitchenette plus being newer).

I think it’s going to remain tough until DVd has declared a decent amount of inventory for points booking.

Once we see 50 to 60% of the tower declared, that’s when I think we will get a bit better idea of what trends might happen

This is my theory too. And I think TPV will become a favorite over time, so I bet on this trend with a FW TPV 1bd villa at the Tower during peak season. If I'm wrong, I'll use my OKW SAP to book the Tower at 7 months and the Poly points will just be absurdly expensive SAP+ points!

If a resort is popular, cheap on points, or seasonally popular it will be equally hard to book.

Boardwalk for Food and Wine ( cheap and popular)

VGF and CC/BR at the holiday ( popular )

The ratio of points to rooms is pretty constant for each resort

I agree on the point/room ratio, but some resorts have fewer 1 BR and 2 BR. BWV for instance only has lockout and no dedicated 2 BR. Which makes it where you have to compete with studios for 2 BR. From what has been published, there are not very many 1 and 2 BR units at PIT, which may make it difficult to book if you are not an owner.

On the bright side, it will be easier to get a 1br/2br than it was before the tower opened
