How do you rent points?

I didn’t post this in the rent/trade section because I’m not renting points. I’m just curious how you all do it. I’m the type that would prefer to take less money and go with a sure thing that avoids a lot of hassle. Any suggestions? Is it easy to do? Do you like a particular company or companies? Do you tend to sell points or booked reservations?

I’m in the middle of add on-itis, so I’d like to know I have an outlet to sell points if I can’t go as much as my crazy brain thinks I can. Thanks!

I don't go thru a broker. I tend to rent to friends and family members. I did use a couple of the brokers a few years ago. The transactions went smoothly but it always stuck in my craw that they were charging renters a lot more than I would. It was just the reassurance that once done, the deal was sealed and I would be paid regardless.

Fast forward to 2020. I wasn't impressed with how the brokers initially handled the shutdown - demanding refunds from owners and giving renters vouchers. They basically kept all the money and left owners with expiring points that no one wanted to rent at any price. Most have now included a force majeure clause in their agreement. At least one puts all financial responsibility on the owner if there's another shutdown for any reason.

So, when I had extra points that I knew I wouldn't use in 2021, I posted them here on the rent/trade board. There were a lot of inquiries. A lot of checking availability. Fielding a lot of questions. All but a few points eventually rented out. In the end, I got more than a broker would have paid me, my renters paid less than they would have paid a broker, I got to dialog with some great members of the disboards and had agreements with terms that I can live with.

I do not rent reservations often and mostly it’s family or friends when I do.

However, I have used a broker once..never again...and done it myself a few times.

I like a no hassle rental so I don’t offer any flexibility to my renters. But I price it below market value as a trade off...$4 to $6/less a point.

Renters know upfront it’s non refundable, dates cannot be changed, and I will not allow a sublet.

The only exception to my no date change I allowed was within 24 hours when I was asked to move one day earlier because if airfare.

When dining plan was in play, I would add but only if I was given Disney gift card numbers and once added, I wouldn’t remove it. I would arrange DME for them whenever they finalized airfare.

Since covid, I would add a clause that says if a resort was closed, for any reason, they would get a 100% refund, even if I lost points.

Not all renters want this type of rigid rental but they are out there.

On the flip side, there are owners who are much more flexible and will allow changes and it’s really up to the owner. The key is to decide your own comfort, have a sold contract, make sure the renter is clear in your terms and go from there.

I required payment in full within 48 hours of the booking or it was canceled.
 

I’ve used David’s Vacation Rentals a few times, including some during the pandemic that had to be refunded or rebooked. I had no problems and got a good price for my points. But I’ve also rented to friends and would do that again if the opportunity arose.

Do you have a suggestion for obtaining a contract that contains all the legal language necessary to protect yourself? Did you go through a lawyer? Pull ideas together off a website? Think of the clauses and write it on your own? Thanks!

My contract was just my own thoughts pulled together from info shared here and some of the ideas from a brokers contract. I sent via email, with them having to confirm with an email back,

It included the relevant information and I accepted payment via PayPal. Because I didn’t have any issues, it’s hard to say what would have happened if they had to rescind the payment but it didn’t happen,

One renter wanted to shorten the trip and I declined. The points were lost for those few days because it would not be right for me to keep cash and take points back.

Because I do not do changes, I didn’t need to include point expiration, etc,, so it was pretty simple.

That sounds good. Yeah, I’m certainly not going to do it seeking a profit. More so just to avoid a loss when we can’t go. I’m trying to build a portfolio of network points (SSR and maybe OKW in the future) and places that we’d like to go if given a choice.
Sometimes we may get lucky and get a reservation of our choice at a preferred site using network points, in which case I’d see us banking our preferred points. When we go with our preferred points at our preferred sites, I can see us having some left over network points to rent out, so I’m trying to plan in advance. Thanks again!

I rent my points with a contract and I rent at the higher end of the going rate. I like to treat my renters like I would want to be treated so I am flexible without being a door mat. If there is enough time between when I rent and when the vacation starts I will allow changes and cancelations. I know that if something unexpected came up and I couldn't go on my vacation I rented 8 months ago I would not want to be out a bunch of money. I charge a fee for my trouble and if I need to re-rent the reservation (or points) at a lower rate my original renter is still responsible for the difference. I have never had a cancelation, but I have had to move a reservation once or twice and my renters were very appreciative. I will at least try to help my renter out if I can.

I would recommend that you go with a broker if you want to have hands off rental with strict and inflexible rules. Let the broker be the "bad guy".

I rented points from DVC Store last week and I would highly recommend using this broker if needed.
They had a contract both parties signed and everything was completed within 24 hours.
 
I usually start by offering to friends and family first to see if I have any takers. I would much rather rent to people I know and trust first. If no takers, I then list them here on the boards. I usually don't have a large number to part with so that has kept me from going through a company but we may opt for that if we have 100 or more to rent. We are also considering adding a cancellation/refund option if the resort is closed and will probably pay more attention to offering to book trips that are still within a banking window. I think this may become more important to renters after what happened in 2020.
 
We went through a broker because of zero hassles, but the only time we rented out points was long before Covid. If I'm getting rid of excess points, what I want to avoid is hassles.

For that reason I'd be hesitant to rent to friends or family - getting paid from friends or family can involve hassles.
 
Hi! I’m new around here. We just joined DVC and we’re super excited, but now I’m looking into renting more points in order to book a 2BR for an extended family trip in 2022. We would be interested in “transferring” points, I think that’s what it’s called. I’ve looked through the DVC rental board posts on here, but I had a few questions I thought maybe you experts could help me with.
If we rented points for direct transfer, we would transfer funds to the point seller via Venmo/PayPal/whatever, and they would transfer the points directly to my DVC account? Do the points show up on my DVC dashboard? If their home resort is different than mine then they would show up as different resort points somehow? I’m just so new to this and my dashboard is very simple, I was just wondering how it would all work. I’d much rather buy the points outright and have control over booking the reservation myself. Thanks in advance!

Yes, you will pay and then transfer. Transferred points will show up online. This is relatively new...about 6 months.

You can use them easily at 7 months but if you want to use them during a home resort period, even if they are the same as you own, you have to call because they don’t seem to work online.

Good to know. Thank you. Is there a limit to one transfer per year? (In case we needed to do more than one to get the amount of points we need)? If so, do you know if that is the year you received the points, or the uy of the points? I guess there’s still so much I don’t understand.

It is one transfer in or out each UY. I transferred 2020 UY points and it counted as my 2020 UY, even though the membership I was transferring to was still in its 2019 UY...it counted as that memberships 2020 UY transfer.

The CM said it’s the UY of the points being transferred in or out that determines the UY it counts towards.

So, in order to get more than one, you’d have to have them go to two different UYs, and strategically use banking to cover the trip.
