How close is Riviera to being a sold out resort?

Just curious as a Riviera owner, how close is it to being a “sold out” resort?
 

I hope it’s 2+yrs! We definitely don’t feel like we have enough at RIV so that’ll give us enough time to reevaluate our points and home resorts and see how much more we want to add on here and if we want to sell anything before buying more.
We are in the same boat. Need to grab some more for two bedrooms without having to do so at 7 months

Yeah that 1 + 2bdrm is just 🤌🏼💋 And I’m not against buying some resale because we love it so much, but I’m more particular about a resale RIV contract and I haven’t found one I want in my UY. Still would prefer direct so that’s what I’m gonna hold out for until it’s much closer to selling out. 🤞🏼 they have a mini fire sale as it nears its end.

We are not against resale either since we can supplement with our current stash but would be nice to use them at VDH or AUL as well. I have only seen a handful even pop up in our use year though. I think it was ******* that used to break down what was sold at each resort by use year but I think CCV was the last that was updated. I’m curious how many points have been sold in my use year at RIV for what my chances are after it is marked as sold out.
 
Resale Riviera is great to own as part of a DVC portfolio. The standard view studios are especially in demand there and pretty much require priority. It would be tougher to own more than half of your points restricted to just there, it is about 20% for us.
 
Just guessing, but the push to sell out should start about 6 months prior to the LL going on sale. Again guessing, but that will happen in about a year from now. With Riveria sold out, there would just be the Poly Tower actively being sold in WDW as I anticipate the Wilderness Cabins to be rolled into the same trust as LL.

Yes, DVCMike who did that work got ill and stopped; he’s since passed.
 
Note that those numbers are necessarily slightly out of date. Any sales contracts that have been signed but not yet closed would not show up in those totals. So, the real number is somewhere between 73% (last reported sales level) and 86% (the fraction declared).

They also don't get quite to 100%, because IIRC DVC retains two weeks/year in each unit for maintenance, etc.
 
It will be very interesting to see how ROFR treats RIV once it’s not in “active sales”
They're definitely setting themselves up to mint money by flipping a sale priced with resale restrictions and converting it to direct. The only somewhat similar situation is them ROFRing OKW-2042 and reselling it as OKW-2057. RIV has definitely taken a beating on the resale market with the restrictions. I love RIV and it is my DW's favorite, but it will sting if we ever have to sell.

You don't think they'll simply offer a way to turn a resale contract into direct through some new program?
