House rental help

We have always been on-property people but next year we are going as a party of 12 and it just makes a lot more sense to rent a house vs get three rooms on property. But I know nothing at all about house rentals and don't even know where to start. Which companies are god to work with? What should I be looking for? Any tips are very much appreciated!

We always rent directly from an owner through www.vrbo.com and/or www.homeaway.com. I think some people on these boards have used All Star Vacation Rentals as well which is a company instead of renting directly through an owner. If you are interested in staying in Windsor Hills (a popular community for many on these boards), you can try www.windsorhillsrent.com.

We have rented this home directly through the owner 2 years in a row, and from the previous owner for 2 years prior to that. It is off exit 58 on I-4, the parks are at Exit 62-68.

check out www.orlandovillas.com, they also have their own forum where you can ask questions. Many owners are active on the forum.

town - Kissimmee - it is close to WDW
Celebration - check the address and zipcode - most of these are in Kissimmee not Celebration

Lake Buena Vista - sometimes these are in Orlando not LBV so check again

Davenport in Polk County & Clermont in Lake County - these are further away so should be cheaper - but still within 15 to 20 minutes of WDW.

We have stayed off site many times. Make sure the home has the things that are important to you; wifi, stroller, pool, game room, etc..
- What location do you want? When you see "minutes to parks" that usually means to the front gate.
-Ask about extra charges; cleaning fees, deposits (are they refundable), pool and spa heat, taxes.
- You will usually get a better deal if you go through the owner instead of rental agency. If you go directly through the owner ask about their management agency and look for reviews.
- We like Indian Creek area. It is close to parks but is a little less expensive since the development is older.

Last year was the first time I rented a house. There were 12 of us (extended family vacation). Got a nice 5 bedroom, 4 bath with pool in Indian Creek. Had a few issues, but they were resolved by management co. in a reasonable period of time. The owner was easy to work with. The live in UK, so most things were handled via e-mail. House was exactly as pictured on homeaway.com. Homeaway.com has information about renting..do's and don't etc.

Since it's only 5 of us this summer, we again used homeaway.com but are renting a townhouse in Crestwynd Bay subdivision. Would have liked to have a private pool, but since we are at parks from open to close, didn't make a lot of sense paying more $$ when we wouldn't use it too much. Subdivision pool is fine for us.

When contacting owners I always asked for the total price for the week. Easier than trying to figure in all the extras for myself. Also, I made a simple map marking where the different subdivisions were so that we wouldn't look at ones that were too far away for us.

Good Luck! I know for me that after a while everything starts to look a like. On homeaway.com you can create an account and then it marks the houses you've viewed and those that you've inquired about and you can make notes for each property as well. You can also mark ones as your favorites. Didn't use that last year, but sure used it this year.

the house we love is a five bedroom four bathroom house it is close im not sure how may it holds but two bedrooms had kings a room with a queen two roomswit two twins and the one twin room has a crib in it. hth
