Sorry- for that number of people you will need multiple homes as the largest will only be ok for 16 and that is an 8 bed and there aren't many of them around

I have rented houses at Emerald Island, which is only about 5-10 minutes from the parks. There are 8 bedroom homes, which say they sleep up to 16, but these are privately owned homes, and I'm sure if you have small children or offer to pay more/leave a larger security deposit, they may not have an issue with 3 more people in the home. I rented a 4 bedroom and had 9 people. The owner of the home never asked me how many people were staying there, and no one counted us when we arrived, so I'm not sure how they would know how many people you bring with you.

These homes are licensed for a specific number of people. If you violate those amounts and are found out, the owner could have his license revoked and you could be out on the street.

Sympatico that is right on the money!
The owner should know names of every person in their villa. If there was any type of emergency there should be some way to account for all individuals. They are lic. for only so many and that is it. Above that they are in jeopardy of loosing their licensure. Insurance would not cover anything illegal. Not a place many owners would want to find themselves.

Don't forget the lawn guy and the pool guy come round and if you are outside or have an extra car than what would be considered the normal number then they go back and report to the MC who has the right to enter the home and check on numbers so the owner does not violate their license conditions .Plus if the owner does not know how many people are in the house -which they should do - what if there was a fire -how many people do the fire men look for?

I would definatly go for two villas, at least, or every one will be pulling hair out.
My aunt stays at this really nice condo place that does vacation rentals. it's huge 3 bedroom. Usually 1 room with 2 twins, and 2 rooms with a double bed.
My aunt was just there, with my g-ma, mom, sister, and 6 kids.
The one she stayed in had a nice sitting area with a couch, love seat, and chair in the entry and in the back was a kitchen, dining, and family room with two couches. And she paid 79$ a night for it.
At least with a condo/villa place, you're close enough without being too close.

Seems to me that it would be possible for an 8 bedroom home to sleep 19. If each room sleeps 2, that is at least 16, I've seen many childrens rooms with 2 sets of bunk beds, so those rooms would sleep 4, and most homes have a hide a bed in the family room. There probably are not many homes that accomodate 19, but if you look around, I bet you can find a few. Not saying I'd want to share one house with 19 of MY family members, but if it works for you, just keep searching until you find what you are looking for!

There are rules and regulations that have to be followed by vacation home owners. These are part of the licensing regulations. If they break them, their license to rent can be taken away. You can also be evicted with no refund of any rental paid as you may have broken the terms of the contract.

Most of the rules are there for guest safety. (fire extinguishers, pool alarms, smoke detectors, occupancy limits etc).

Generally FL homes are rented with the following occupancy limits

2 bed = 6 people
3 bed = 8
4 bed = 10
5 bed = 12
6 bed = 14
7 bed = 16
8 bed = 16

I can't remember at what size, but larger than 8 beds may have to have additional regulations such as you would have in a hotel / bed and breakfast.

A home may have more sleeping places for flexibility with different family groups. e.g. If a home has sleeping spaces for 18 (with rollaway beds, sleeper sofas etc), but they only have 6 bedrooms, their occupancy limit would be 14. The only exception to this is if you have an infant, that can be above the limit.

The home also should be licensed with the DBPR and also licensed for sales tax. If they don't have both these licenses, then they are not approved and regulated vacation rentals.


If you have 19 people, you really need two homes. At a minimum 2 x 4 bedroom homes, but I always recommend not using a sleeper sofa if possible, so 2 x 5 bedroom homes would be best.


(This applies to Florida only - different states have different requirements).
