Hotel Rates

I know the hotel rates for the DL resorts won;t change - but what about the rates for the Good Neighbor hotels or the hotels around Disney (ie Marriot, Doubletree, etc)?

Do those rates fluctuate? Will they go down or up depending on availability the closer you get to the date of your trip?

I'm curious because some hotels offer a lower rate by paying in advance - but you are locked in at that rate. But if the rate goes down you dont get a refund.

Anyone have any experience on this?

My experience with GNH is that their rates increase as the date gets closer.

Booking several months in advance seems to get me the best rate for a trip.
