Which hotel (hopefully under $200/night & clean) is the best option for running the DL 10k and them staying an extra day to do the parks?

Right now I'm between the Anaheim Fairfield Inn or the Courtyard Marriott (trying to stick with Marriott hotels to get points).

It looks like the walk to the start line from the Courtyard would be a little longer, but it's cheaper so I'm thinking it may be worth it? But, I'm also a little concerned I'll be adding to the amount of exhaustion I'll feel after running my first 10k.

No help with either of those two, but I did stay at the Residence Inn Anaheim Maingate when I did the DL half a few years ago. It was a couple blocks away--easy walking distance. But if you are concerned about extra mileage on your legs, there is the ART shuttle. I took it to the start of the race, and during that weekend it was free.

Holiday inn on walnut. Short walk I think I looked recently and it's 133 a night

We stayed at the Anabella for Tink and it was a very short walk. We really like this hotel; not sure why it doesn't get more love when I research off-sites.

Have you checked the prices for the full service Marriott at the Convention Center?

We stayed at the Hilton at the Convention Center for Tink. While I generally don't like these hotels for DL touring, they are very close to the start on DL Drive. Although I did wonder whether the Security Guard was supposed to pull back the barriers so that we could enter the Corrals from the opposite side of the street!

For Tink, the ART buses to the parks from the hotels are free with passes available at the Expo. In addition, there was a special "parking lot" bus from DL to the "convention center parking" (technically across Katella) that was free as well without any pass.

Thanks for this info. I was able to book a room at the convention center Marriott for a reasonable in between price (less than the Fairfield and only slightly more than the Courtyard).
