Hotel for 5

Looking for some suggestions of a hotel that will accomodate our family of 5, 2A 3C (18, 16 and 12) We would like within walking distance to the parks and free parking. Thank you!
 
We are staying at the desert inn & suites. From what I have head it's nothing fancy but clean and really close. We don't need fancy, but we do need cheap and close! We have 4 young kids so it's hard to find rooms big enough for us all.
 
Ramada Maingate offers free rollaways in many of their rooms, so those sleep 5. It's across the street and parking is now $5 per day there. A friend of mine with a family of 5 often stays at Best Western Park Place Inn & Suites, which is right across from Disneyland. I think they charge for parking, too.
 
We love Desert Inn that a PP suggested, but they do not have free parking. I think it's around $8 or 9? And only one car per room regardless of whether or not you have a suite. But it's hard to beat the walk!
 

These are some hotels that floated to the top of our list when researching rooms for 5 with free or inexpensive parking. Unfortunately, I booked too late (mid January for a mid March stay) to land any of the suites listed, but most of these have fairly good reviews.

Park Vue Inn, Castle Inn and Desert Palms both have rooms or suites with bedding for 5.

Candy Cane Inn (if you book deluxe or premium rooms) and Hojo's will allow a rollaway with $10-$20 per night fee.

Ramada Maingate has a small parking fee but free rollaways.

If you will pay a parking fee with free breakfast, I would strongly consider the new Springhill Suites Convention Center which will have bedding for all. Or, the best Western Park Place Inn has suites for larger families and is very close to the gates. And, the Fairfield Anaheim has a suite with 2 queens and 2 sofabeds. No breakfast, parking fee circa $10/night.
 
We stayed at the Stanford inn in a kid's suite with 2 bathrooms. It had 2 queens and a set of bunk beds which would fit your number of bed requirements if your adults sleep together. Definitely within walking distance for people with kids that age. Free parking, good wifi. Bunks were very firm though, we didn't love that, so we fixed it by adding an extra blanket to use like a mattress topper. Or if you trust your older two alone in a room, you could get two 2-queen rooms, which would also give you 2 bathrooms and that is a lifesaver with that many people.

Stanford also has a free breakfast room which we really liked, so that's something to consider.

I have heard, and will confirm in September when we go, that when you check in they will remove the parking fee if you don't have a car. I suppose if you have a car then you will be paying for parking but it's less than staying further away and parking at the parks.

This is true. We had it removed in December. I only brought it up because the OP was looking for free parking. Personally, when we have a car we still think it's worth it. Cheaper than paying for Disney parking and there is no better feeling than returning from a long day knowing that you got to your room faster than the time it would take to get to your car at one of the Disney lots.
 
We have a family of 5 (kids are 12, 9 & 6 years old)and have stayed at Hojo's, Candy Cane, Tropicana, Del Sol, Ramada Maingate and Desert Inn & Suites. At Hojo's, Candy Cane, Tropicana & Ramada we brought an air mattress and the kids traded off sharing a bed or using the air mattress. The Del Sol had 2 beds and a bunk bed in the room and Desert Inn had a sofa bed.

I remember the room we had at Tropicana being the smallest and we had to rearrange a bit of furniture to fit the air mattress. Hojo's has nice, big rooms with space for a roll-away/air mattress. The Del Sol was the most "run down" room we stayed in. Candy Cane is nice and the room was big enough for us, but not as much room as Hojo's. I feel like it might be a tight fit with 3 teenagers and 2 adults in one room.

Desert Inn and Suites has a few different room options for larger groups, so you might want to check it out. They do not have free parking. We stayed there last summer and booked it again for this summer. It's not the nicest place, but it was clean and (relatively) inexpensive for a bigger room. They do offer breakfast, but it's not very good.
 
There is also Residence Inn Maingate fyi. Don't know about parking fee, but RIs have breakfast. (Our fam of 5 have had great experiences at other RIs, but haven't tried this specific one so I cannot give a personal endorsement on it.)
 
I highly recommend dropping free parking from your list of must haves (just consider if it would be worth it to pay $20 more a night to stay at the Hojo with free parking, as opposed to just paying $5 per night for parking at the Quality Inn), but consider parking as part of the cost. That said, I know that Hojo, Quality Inn, Desert Inn and Del Sol have rooms that will sleep 5. I'm sure others do as well, but these are the ones that I have looked at for our family of 5.
