This morning I read about a new (to me) scheme to cheat home sellers. The buyer waited until just before closing to file a mechanic's/construction lien against the house. He used a bogus company name, a past dated (by several years) invoice, and named a "reasonable" (had the work really been done) amount.
The sellers had a second closing on their new home, so paid the lien to clear the title. They discovered the fraud later, as did the police.
So be careful if you suddenly find a lien for an unpaid bill for repairs that you don't remember having done.
