Hello im thinking of buying a piece of disney,My question is what ever your home resort is,does this mean your chances of getting a ressie at that one, is more likely to happen,,,if not what would be the reason for picking a home resort...
Thanks
That's exactly the reasoning behind the Home Resort. You are allowed to reserve accomodations at your Home Resort 11 months out as opposed to 7 months for all the other resorts.

IMO your home resort is very important, much more so than a few years ago. I keep hearing stories about folks having more and more problems getting 7 month or less ressies. When I'm doing my planning these days, I always plan for 11 month ressies and then if possible make a change at 7 months, if desired. Thank goodness our home resorts are ones that we're very happy to stay at.
I suppose another consideration with home resort is when the DVC contract expires. AKL being the newest property doesn't expire until 2057. As for the 7 month ressie issue, I haven't had issue yet in securing a ressie. Granted there were times when I had to go with an alternate property but otherwise faired well. That being said my ressies have been for October, January, March and April. I've had to cancel all but April because of work, but that should also give hope to those on wait lists.
The advantage of the 11-month window comes into play for the very popular times of year and very popular types of rooms. Christmas, New Years, Spring Break, early December, Food and Wine festival ... those are all very busy times and getting your non-home resort can be difficult in the 7-month window. Also, room types like "standard view" or "Boardwalk view" at BWV or "concierge" or "value" rooms at AKV are all in hot demand. Even if you go at quieter times you may not be able to book those within your 7-month window.
I think that if staying at a certain resort most of the time is important to you then you should buy where you want to stay.
