home exchange - for vacation

I saw a piece on I believe the Today show travel segment about an organization where you can exchange homes for vacation. I live in a very popular beach town and I think I might be able to do this. I am going to investigate the company. But I also have to begin over the winter making my home guest friendly. I currently have two college kids here and one who just moved out. But the spring they may all be gone, and will at least be gone half time. The main areas I want to work on are the bedrooms. What would a comfy guest room be like? It will still have to be a room we use. They recommend you put away valuables and empty some dresser and closet space for your guests but not turn it into a hotel. The homes you go to will be lived in as well.

I know its a different situation because it is a home and not a vacation rental, but we always look at the bedding configuration in rentals. 2 K wouldn't work in my family with children, but if one could be converted to twins, then perfect for me, and perfect for 2 couples traveling together.

I registered on several sites a few years back and got zero inquiries. I think that most people who trade are trading their vacation homes/rentals not the places they actually live. There were a few who did exchange their primary homes and included vehicles, etc. and that is what I was trying to do but no takers. The one other thing I learned was to use one room or basement area to lock away anything you don't want used (or stolen).
