Holy resale prices!!!!

I still cannot believe the resale prices over the past year and half. My niece has been interested in buying DVC since she goes to WDW several times a year and has traveled with us a few times. I have been trying to help her find a contract and told her on more then one occasion to hold off since I have not seen prices this high ever and I was sure they would come down. Recently she has sent me links for BWV at 83.00PP that have points missing :sick:!

Anyone think the prices will go down anytime soon? or are the days of 65.00PP for BWV and 55.00PP SSR gone for awhile?
 
Rates went up close to VGF sales so my guess is that they will continue to go up as Poly sales get closer.
 
I am just glad I have all the points I need for now. By the time we retire we would like to get another 300 or so points but that is 10 years away so I have time!
 
I have read on here that prices drop this time of year as people sell contracts before dues are due.
It does seem like prices are up and have been for a year or so.
I'm sure there are always deals to be found though.

I do think they'll come back down but likely after the hype dies down for VGF & then the Poly. For someone who's a good candidate for DVC and can afford it (pay cash), it's likely not worth waiting to see. If that's enough to make buying not workable, they're likely not good candidates anyway but there's no harm in renting a couple of years and seeing what happens. It's extremely unlikely they'll go up much comparatively speaking.
 
Bwv prices are very high. I was looking for a smaller contract but because of price looking into other resort. Saw couple in 70s but no points till 2016 on larger contract.

She is paying cash and she is very responsible. I have been talking to her and she was tossed between BLT and BWV but was leaning toward BWV since it was about 20.00PP less. I did explain to her the life of the contracts and pointed out you are probably talking about 2700.00 total to have a contract that ends 18 years later. Her favorite parks are MK and HS and she has stayed at BLT with us. She is young, college done and paid for and owns her own condo. I did encourage her to wait until mid December through end of Jan. to keep her eye out. I am still in disbelief about BWV, BCV and VGC prices. I do wonder what will happen when Poly hits the market!
 
We just bought a loaded 270 point BWV contract for $77 per point with the sellers paying all of the maintenance fees on the 2013 and 2014 points. That may be a larger contract than she is looking for, but there are non-stripped contracts in the $70's.

You've pointed out several good facts. I would also add that while no one knows for certain that current differentials in annual maintenance will remain similar, based on current costs a BLT contract that is $20 more expensive per point than BWV will actually be cheaper through the life of the RTU on the BWV contract, then would still have significant value remaining on the day that the BWV contract becomes worth zero.

When looking at these two options, their decision truly should be most impacted by which location and resort they would more value the eleven month window; with the RTU expiration factor a close second consideration.
 
Personally, I don't think prices will drop anytime soon. DVC is a luxury purchase and prices are more closely linked to the economy.

We would like to get a BWV contract loaded. I keep looking at the Time Share Store site and am not finding any loaded contracts for the use year we want. Did you go through the Time Share Store? If so did you contact them and tell them what you were looking for or just look online? Thanks.
 
Being young I would definitely have her think longer term on the additional years. BWV is not worth buying when you can stay there at 7 months anyways. BLT might cost more but she will appreciate it later. If cost is that much of an issue then maybe she should check out SSR.

Its so funny I just had this conversation with her about food and wine and her response was "if and when I go for food and wine BLT is only a monorail ride away" She is focusing on BLT now - she has looked at SSR but really wants to be near the park and she is a planner so I think BLT will be a good fit. I am excited for her.

IF she'd focus on the BWV standard view a significant portion of the time, BWV is a good option. Otherwise, BLT is likely worth the current difference resale with the extended RTU & lower dues.
 
Even at the current resale prices I think the Boardwalk is a good deal for the ability to book standard view rooms at low point prices; in my opinion it is the best DVC deal out there...!!!
I am happy with a standard view room at the BW...
 
Prices have me stunned too! Lucky I bought in 2010 and 2013 when prices were way more attractive. In fact I feel like right after we bought in early 2013 that prices spiked up.

I think its a sign that the overall economy improved...

(we paid $52.50 at SSR in 2013!)

Wow! How many points? Stripped? Wish we could have bought sooner!
