Help-need advice on which resort/rooms/when to book for small family reunion 3/2016

So we are likely going to WDW in early March 2016 since my DH has a conference in Orlando. We are planning to take ME and stay on-property and my DH will either rent a car or catch rides/taxi to his conference. As of March 2016, we will have a 4.5 yo DD and a 3 month old. So location is important. I just invited my parents to come too. My dad will be 74 and is active and great, my mom will be 73 and ... she has dementia. It would be 1 week after my mom's birthday and just before my dad's birthday.

Because of this, I thought that a 2-BR condo would be a better choice than 2 hotel rooms, since we'd have a kitchen and more space to hang out. Also, that BLT or GF might be good because they're so close to MK, and we could take turns taking DD1 to the parks if we didn't want to shlep the baby every time (my dad would be with my mom at all times). So I looked at David's Vacation Rentals to rent points rather than taking my chances with Disney reservations (and also hopefully to save $). But there's no refunds on David's cancellations, and there are a number of reasons that this trip might not happen as planned, for example, if the baby ends up having issues, or my mom has health issues or her dementia makes it difficult for her to travel. Also it looks like getting a 2BR at either BLT or GF, we'd have to pretty much reserve now?

In short, I'd really like to make this trip a reality since I don't know how much time we have with my mom (and they don't even know I'm pregnant yet), but just looking for feedback on:

-- With this family makeup/issues, what resorts do you recommend?
-- 2 rooms or 2BR condo? Any other options?
-- when to book? Go now with David's and shell out for travel insurance too, or wait and book through Disney?
-- any other tips or suggestions?
