Help me with the points borrowing scenerio

Okay, I know that this is really in advance but I want start planning now so that I use my points correctly going forward.
My use year is Dec so sometimes I get confused when figuring on making reservations in advance.

My plan is to travel to the Aulani resort in 2012, late June.
I have AKV points so I know that I can not book until 7 months prior. If we are able to book for June of 2012 and say the stay will be 360 points and my contract has 210 am I looking at this right?
For my 2010 use I currently have 40 points remaining (booked a May 2011 vacation), so I would bank then into my 2011 use year giving me 250 points that need to be used by the end of Nov 2012.
I can borrow the remaining 110 points I need from my 2012 year is that correct?

You are correct. If you are able to book Aulani as described, you would have 0 points in your 2011 UY and 100 points in your 2012 UY.

I have an October UY so I understand the problem of booking vacations in a calendar year that is really the year before as far as my UY is concerned.

One thing that helps me is to first write down the UY that my trip will take place. Once I know that, I know I can use 'banked' points from the previous UY, current UY points, and borrowed points from the next UY.

So, with a Dec UY, a June 2012 trip happens in your Dec 2011 UY. It can be "paid" for with banked 2010 points, 2011 UY points, and borrowed 2012 points.
