I can't understand how people came up with the $10 per point figure when they rent out their points. Can you help me out.

Here is my example: 4/16/04-4/23/04 for a one bedroom at Beach Club 270 points. If I rent them out for $10.00 it comes to $2700.00
The rack rates are $3225.00
Booking through Disney.com $512.00 per night@7 nights $3584.00 plus tax

Are we not charging enough for our points?

Booking cash nights through Disney includes daily housekeeping. There is also an element of trust required by both parties ina point rental transaction. The price per point on a rental transaction is fully negotiable. If you can get someone to pay more than $10, you are welcome to do so.

But, $10 seems, at the moment, to be the average rate. At $10 it is more than 2x the annual dues per point for any resort, and most folks aren't into renting "for the money". Personally, if I ever rented my points out and if the dues were at the level they are now, I'd be fine with $10.

I agree with Chuck other than I think the price has edged up somewhat. There is also the idea that Disney has "rented" the points back at $10 pp in most cases, $5 in some and $15 in others, but mostly $10 with Magical Beginnings. I'd say that around 50-60% of rack rate and $70-80% of discount rate is reasonable overall.

When we bought at HHI they offered us 13.00 a point buyback so when and if we ever have to rent out our points we rent them for 12.00 a point why take 10 when people are willing to pay more.
